I'm on Phase 2 and as yet have received no such letter. Having said that we also did not get a letter before phase 3 was built and as far as I know only a few residents in Phase 1 who may be affected by the hotel were sent letters to object, not a general letter to all owners.
Legally the developer has 18months to complete from receipt of licence, unfortunately there were no restrictions on completion after you all paid deposits, so in effect any developer could sit on your deposit for ages without getting a licence or building as has happened at many developments.
Interesting that they are considering compensation of some sort, of course it is their interests to build as soon as possible provided they have sold a sufficient number. The last thing they would want is lots more unsold apartments. I still find it strange that they had a licence to build Phase 4 villas and all roads and services are in place yet it took this long to obtain licence for apartments. I know there have been lots of political problems but you do wonder if plans etc have been changed.
Are you definitely Phase 4 or what has now become known as Phase 5 as there seems to be no queries about that area and last time I asked in sales office they could give no completion date at all but did suggest 2010 for Phase 4.
I would certainly push for something in writing, I don't think a phone call is sufficient especially as Florina and Ana seem to be relaying different information.
Make sure your solicitor receives copies as well, provided he is independent he/she should be able to give you best advice.

Does this mean that the 18 months time line does not start till they get this famous signature . This looks to me lilke its another stalling tactic whats to stop them from not getting the famous signature for another 6 months, ID SAY NOTHING.As for compensation id say we will be offered the same as on covera ,free air con which they say is 3 grands worth but as people have got it done for less then that by other companys it wont be worth 3 thousand, how about we look for say 10 grand off the price !! after all thare must have been a drop of 30% in the value in the last 18months

I hope they dont need to put the solar panels on the roof of the penthouses under the new planning laws in spain. It would be the same as if ye were living in NASA.

whilst we are waiting on a signature for phase 4 approval , we were lead to believe that building licences had been obtained sometime ago for the hotel , does anyone know if they have started building ? does anyone know what is happening with the commercial centre ?
as a n owner on fhase 4 i was lead to believe that the hotel and commercial centre would be completed around the same time as phase 4 .
will people actually look to complete without these in place ? afterall we bought into a 5 star resort with all the facalaties , whilst appreciating the current climate is not good for the developer (check corvera forum) had they completed the build on time as quoted they would not be facinf these issues .

News from the town hall (yesterday's news but again verbally, not in written) to my lawyer: no license has been granted so far, and no license is going to be issued for the moment. We are awaiting for the written information and hopefully for the modifications to the partial building plan (there is supposed to be several requested by Roda Golf, which would be the main reason why the license has not been granted yet. Since Banco de Valencia has not answered to our request for the money, I will go forward with the legal action so if anyone would join me, I have contacted a lawyer in the area and he says that it would be good and cheap to be several people acting together. I am hiring him anyway, so if anyone wants to join, please let me know. Tomorrow I will ask for a quotation on the whole thing.

i have just been informed by a friend who was making enquiriesthrough a murcia estate agent regarding phase 4 that to there knowledge it is at least 2 years away !! .
does anybody have any further info ?
if this is true in my case calidona will have been earning interest on my money for 4 years !! i wonder if they will reduce the price accordingly ?

Through a person close to roda golf (not belonging to the company) I have information that the city hall of San Javier has informed Roda that the streets of the complex are public, meaning that the access to Roda Golf has to be free and that the security at the entrance must be removed. Once again is not a written information from the town hall, but if this is true, I don't know what they are going to do with the whole thing. Can you imagine being at your pool and people from San Javier just walking by? Has anybody heard anything similar? I really do not believe it.

maybe the commercial centre and hotels must be open to joe public before the planning can be granted....not good.maybe they could leave them in beside that sales office in the front

I was in Roda last week and florina assured me that the building licence had now been given. Apparently they started the houses before they had the licence and expect to get a fine. The reasons given for the delay were blamed on the Town hall!

I was right. Solar panels going on the roofs of the phase 4 villas to comply with new planning laws. Phase 4 penthouses will have solar panels for all the apartments below aswell as their own.

has anyone else had confermation regarding phase 4 apartments ? also does anyone know anything about the solar panels on the penthouse terraces as this was not on the original plans and would appear to be detrimental to actually owning a penthouse , as one of the reasons was the large terraces with golf views . i would have no wish to have solar panels on my roof terrace let alone the panels for the ground floor apartment as well !! is this just hearsay or is it fact i dont seem to be able to get any info from customer services .

Has anyone heard anything with regard to the licensce being granted i was told they got it last friday and we would all be getting letters this next week coming with some sort of offer for all the delays?

We are purchasers in Phase 4 ,Block 5.i have a copy of the building license in my possession which states that our apartment will be complete NOLATER THAN MAY 2009 which is tha 18 months stated within the Contract.We have also have a copy of a letter which will be going out to SOME of the Phase 4 owners ( i think it may be only the ones in the first phase of Phase 4,)which gives you the opportunity to receive upto 30days accommodation at Roda free of Charge to be taken anytime upt your completion along with a voucher worth upto 3000 e to excahange for furniture/golf etc.
Its been a long wait but at last we have a Contractual Arrangement and fairplay to Roda they have reconized our patience with some reward.
