Hi Westport, my guess would be that it would take at least 6 months to get the outside of the building anywhere looking like is finished then add at least another 6 months to complete inside works. Based on my experience I think that the first completions would happen summer 2010 at the very earliest possibly running into 2011 if you take the red tape factor into account.
Sorry if that sounds like bad news for anyone thats waiting to complete at phase 3 but in my opinion I think its a reality. Looking back I put my deposit down in Feb 2004 for an apartment in phase 1 and completed in Sept 2007, if that is a guide for anyone - 3.5 years waiting time!

Hi,
Has anyone actually seen any activity as yet on phase 3. I noted in one of the threads that Max noticed a new power cable has been run for the builders.

Hi Nigel,
Phase III was busy today with reps of the developer (the managing director, Nuria., their building coordinator) and some builders. They were preparing the site for real building work which according to the builders will commence tomorrow.

There is some doubt about the re-issue of Arrohabitadge's building licence for phase 3. The information would appear to have come from Tico who is not renowned as the world's most reliable source of information. The alternative theory is that they have been given unofficial permission by the town hall to resume construction while they try to sort out the planning issues. I don't suppose it makes much difference provided the issues are resolved before construction is finished

My source is better than Tico, but anyway why would the town hall give them unofficial permission while they have no license. This would lead to serious problems in the town council and with the Andalucian governmemt, which is quite strict on these things. You either have a licencia de obra or you don't.
Anyway they are now preparing for a (builders) water connection. There is some work going on to increase the pressure to block 3 without using phase I water.

Sorry for the suggestion that it was one source. No there were several. I noticed a high level meeting at the office at Arrohabitatge last week. The initial impression was substantiated by contact with a lawyer of one our clients. Next thing was that they actually showed up on Monday. Saskia spoke with the workers and they confirmed that the license was there and building would resume. Lastly I walked along an impromptu meeting between Nuria, Don Juan Jr., the boss of the construction company and some other people. What they said confirmed again that they at least think that they have a licencia de obra.

An update about DJIII:
both cranes are operational again and there are lights burning. The main activity seems to be inside and seems to consist of plastering and especially tiling kitchens. New building materials have arrived this week and the cranes are used to get them to the workers. It doesn’t look as some temporary work, but as a serious attempt to finish these apartments.

Thanks for the update. Do you think they will manage to get them completed by the end of February? If they get them finished what are the chances of getting the occupational license? I understand owners of DJ2 have still not received theirs after a number of years of waiting.

In my opinion there is no way they can complete phase II before March. That's the date they should finish according to some contracts I believe. The license of first occupation could be given faster than in the case of phase II as I imagine most of the current obstacles will be out of the way when they are finished building.
Having said that I would be very surprised if they can complete before the builders holiday in August.

Are all the apartments in phase 2 complete and people moved in or are some still waiting for occupational licences?
Do you know whether all the units in phase 3 have been sold? If not are many left and what price are they going for?

Hi Choco,
The license of first occupancy is always given for the complete project; not to individual owners. Unfortunately phase II still has no license so nobody could move in.
Phase III is far from being sold out. I don't know what the developer is asking at the moment. You can ask them directly at ventas@arrohabitatge.com

Hi everyone,
Thanks for the lastest updates on phase 3. I read from Max's post that they are starting on plastering and tiling etc. Do we believe that this build will be completed before June. If this is the case then i need to be getting in touch with my solicitors to arrange a mortgage etc. Not sure at what point arrohabitage will be expecting their final payment though. Do we have to wait for a habitaion licence?

Don't expect completion that early. Although they are tiling there is still a lot to do at the outside of the buildings. Walls and roofs are not finished etc. As I wrote in my earlier post I would be amazed if the building would be ready before september.

Today we had a little chat with the real boss of the developer: Don Juan senior. The work at phase III is proceeding beyond my expectations so we asked him when he expects to complete. He said in three months time!
It’s hard to believe but he claimed that were hundred people working and that they won’t stop for holidays. I rarely believe anything the developer says, but this time I took it a bit more serious. I can see that they are working really hard and his claim of a hundred people could be a slight exaggeration, but it’s true that there is a lot of activity. Spanish building sites mostly look like nothing happens at all with three people working on some minor job. Phase III looks different though. There are people building outer walls, while other crews are tiling, plastering, wiring etc.
I still don’t believe in his three month forecast, but at this speed it is not unrealistic that they could be finished before the summer stop.

Thanks for the continual information on phase 3. Unfortunately my hope is they don't complete before the end of February as we will be hoping to apply for our deposit back. February 08 being the 3 month deadline. Looks as though if they are driving to complete before March we will have to dig deep. How long after the build did you guys have before paying the final payment?
