Don Juan 3 complete before end of February..? There is about as much chance of that happening as there is of anyone winning the Euro lottery & the UK lottery in the same week!

Hi firefighter,
I agree with the sentiments expressed by Otterandy and Westport. After they complete the building they have to apply for the licence and the licencing process takes time - at least weeks and possible months.
If you want your money back I would suggest you find a good lawyer. Most of us used lawyers recommended by selling agents and they did little to protect our interests during the purchase process and would be useless at getting your deposit back.

Hola,
Hope you have all had a fantastic Christmas holiday. I would like to thank all of you for the updates on Don Juan phase 3. It looks from the information i have received that work has been continuous throughout the holiday period and will therefore be online for finishing in the 3 month period that Max was told of. It would be interesting to see whether or not they are using the electricity supply from the other 2 phases as been commented on. How would you quantify the cost if you asked Arrohabitage to pay? Would the residents of phase 3 be asked to contribute? My only main concern with the build is to what quality is the structure? Buildings that are thrown up in this fashion always suffer long term. Surely they must have an inspector of sorts?

There has been activity on Phase 3 over the holidays but on a reduced scale. Phase 1 community concerns about use of our utilities should not effect you but the concequences of poor quality of workmanship is something which we will all have to deal with for many years.
The Town Hall is responsible for what at home would be overseen by building control. Based on our experience they are not very effective. It would be a shame if phases 2 & 3 did not benefit from the lessons learned from experience in phase 1 and I hope we can open up good lines of communication betweenall communities

The progress in a week. The last shot resembles the actual state at new years eve.
To answer some questions put forward by PM it clearly is not possible to finish the building before the stated date in most contracts. Like I said before I now give it a chance to complete before the summer, but certainly not in the coming two months.

Has anyone got any further updates or information on Phase III, like how are they getting on with the building work? Is they any chance for completion in March?

No sorry I intended to take some photos but it slipped my mind. To look at Phase 3 I did'nt think there looked a lot of change outside, apart from, they have started tiling the roof. Inside there are a lot of workmen so I expect that is where the biggest changes can be seen.

Hi all,
I've just returned from a 2 day trip to view the progress of this build. My god how do you guys put up with the road conditions they are atrocious. I was asked about tyre and window insurance when i hired my car and to be honest wished I'd taken it. I met your security guard on Friday night. He was looking at something in his car. There was a white electrical lead coming out of the phase 3 build. He challenged me with some reluctance, (it was 8.30 at night). He was pleasant though. Just one point that when i viewed the property in the daylight the workers weren't too pleased at me taking photo's! None of them were wearing hi-viz clothing or helmets. When they were unloading a lorry load of steel with a crane there was no banks-man. I don't care if this is Spain EU safety rules are clear. When they were welding on the roof sparks were dropping onto the pavement, (that is used by the present residents). The health and safety on this site is a nightmare, no wonder the progress has been so quick.
I had problems finding the road to the complex at first but was given directions by the very good people at 'Me Gusto'. I hope this is the right name. Is there another access road? Sorry didn't have much time i arrived back this afternoon,(Saturday). On a positive note, the views from above were beautiful and the weather wonderful. You all must be very fit by now though.

Hi Firefighter, I agree with what you say about health and safety on the building site. However I have noticed the same on nearly all building sites I have seen up and down the coast over the past few years the only exception being the Taylor Woodrow development in Los Arqueros Golf where even visitors had to wear safety boots helmets and high viz jackets. Shockingly it's not only the spanish that do not seem to comply a couple of years ago I remember seeing workmen building a new Lexus showroom in Berlin without any helmets safety harness etc.

Good luck to those who have purchased on phase ll. Has anybody any news on phase lll, we were supposed to complete last November so the three months grace is up next week. Any update would be gratefully received.

As for the actual situation on the ground I can only say that the building progresses at a fast rate. I can't judge when it will be ready, but there is a big difference with the situation of four weeks ago. However it is far from finished. My best guess is that the earliest date would be end of April (but it could be much later).

What you can't see is that a day later they started to plaster parts of the outside. Besides they flattened the area left to the building as preparation for the pool area.

Thanks for the photos it obviously no where near ready to get the FOL we are going to try and execute the bank guarantee asap the three months grace is now up. Javier is not hopeful so we will probably go with Maria from Costa Luz Lawyers who we found on the EOS website. Do you know anything about them?
