Hi All
We have just arrived back from a very hectic & exciting 5 days in Spain
We inspected our quad villa & we were very impressed.
The inside of the property is finished to a very high standard - tiling is excellent etc. It still needs the final clean, but imagine they will leave this to nearer completion (still waiting for a date, maybe December, maybe January) as they are building opposite & it is very dusty!!!!!
Lights have been fitted on the property outside which was a complete surprise as we had been told originally that you didn't get any lights at all with the property. Inside however as explained when we purchased there are just wires hanging (no basic fittings as in England) so priority on this visit was to sort out an electrician & light fittings so they can fit them on completion as obviously in January the days will be short so we will need light. There are plenty of sockets in all the rooms to plug in lamps & other electrical appliances. TV points in all the bedrooms & kitchen as described in the brochure. Telephone points are fitted. The community satellite will include approximately 5 channels & if we want anymore then we will either have to get our own dish or it may be agreed at the community meeting if enough people want to do it that the community package is upgraded.
Water must be connected as we turned the taps on & they worked.
Probably our biggest disappointment is the front garden, they tile part of the front, but leave a sizeable patch under bedroom 3 window as a dirt patch, obviously okay for people that will be living out ther full time & want a patch of grass, but would have been nice to have the option of tiling all the way across - we will get this done on completion.
They have planted weeping figs between the house which look lovely - hope we have more success with them out there as we haven't with them as houseplants over here!!
The walkways between the quads are fantastic planted with lovely climbing plants, olive trees, benches, pergolas & lovely lighting - good for the people that have purchased in the walkways, but not for everyone else as they are completely blocked off with the only access through the parking areas which are now gated off & only accessible with a key which you will get as a resident of the walkway. We were disappointed as we were not told at anytime at purchase that these areas would be blocked off & in fact they were used at the time as a selling feature. We gathered from the sales office that the residents of these walkways would pay for the maintenance through their community charges - sounds complicated to us.
We have also found out on this visit that the roof above the outhouse as we call it (Or utility) is split above so that the machines for the air conditioning units are hidden up there so you don't have to have them outside the kitchen. You can see this if you hang out of the bathroom window.
We can't wait to get the property now. Everyone you speak to in the area regards Tary very highly as one of the best & most credible builders in the area.

Glad to hear you had a good , if rather tiring time in all that sunshine! Thanks very much for the info on our house and look forward to seeing your photo's when you post them. I can imagine that the site is still very dusty with all the building going on across the road. The only consolation regarding the dust is that at least it's winter and the little rain they get will keep the dust levels down! As regards the community tv , personally I would prefer a " buy in " option via the main dish rather than a lot of independent dishes as I think it would spoil the look of the development. The water I would imagine is still on the builders supply, unless a licence of full occupation for the property has been granted. Do you know if it has? Sorry to hear about your garden but I'm sure you'll have it looking beautiful soon enough. Really happy to hear about the inner walkways looking so good, but really surprised that even the car park pedestrian gate will not be open to all. I can understand restricting access to the car park to prevent illegal parking, but for people roadside, especially those families with kids, it would have been nice to be able to gain easier and safer access to the pool etc, via the inner walkways. I think the roads should be very quiet though. Goodness knows about the community charges? Haven't heard anything about them yet, least of all differing rates for roads and walkways ? Really disappointed about the pool. To find its completion has been extended again from Oct 07, to summer 08, is terrible. I really thought we would be enjoying a dip late next year (for those hardy enough?) I think we may speak to our solicitor about this, but what could he do? There's no point having the pool up and running until all the building work near by has completed becuase the pool will end up full of concrete dust and if that gets in your eyes you'll be in trouble. Our own completion has been agreed by Taray to coincide with our original date of Feb 07, which is great, so we're happy. Just the small matter of sorting out the mortgage now ?
So many different deals - have you found a good one ?

Hi all,
We were on-site last week, and, as Sue & David say, the inner walkways look very nice. However, our quad is facing 'outwards' and I assumed that we would have a key to the inner areas, and never thought to ask, so we're disappointed about that. It's something that we can pursue, anyway.
Our solicitors informed us that it may take months to switch from builder's supply, so in the meantime we can enjoy free electricity & water! Sounds too good to be true. Unfortunately, Taray are very efficient and will probably get it sorted in quick time.
We also asked Taray about the pool and the 'entertainment' area, and were told that at the moment they were committing only to having the whole development finished by the end of 2008. However, they were planning on having the pool finished by mid-2008.

You have posted some great pictures of the Quad Villas, it is all starting to look very nice out there.
Note your comments about sealing off the inner walkways. As we have purchased an inner end property in block 5, be interested to know how they have sealed the ends of the walkways off, and to what height.
Looking at one of your photos it looks like it could be similar fencing and greenary to the garden fencing, is this the case or is it walled?

Yes, Sue & David's photos look great. Amazing how the shrubs transform the look of the place. We have posted a photo we took when we bought our quad at the end of May (May 30 2006). It shows how they have 'sealed off' the ends of the walkways - low wall, fencing and presumably more shrubs. As with so much of the development, very smart and tidy.

However, the question is now, how have they sealed the garden of the end property off from the green areas? Is that also by low walls and the same type of fencing with shrubs?

Have posted a second photo this time taken during our October visit (October 23 2006). It shows the view along the walkway to the road. Not certain of the drop on the road side but as you can see it is the same low wall and fencing.

Thanks again for posting the other photo, that clears up the query we had.
As you say, it looks like it is the same type of low wall, fencing and shrubs. Not worried about a drop on the other side as we edge on to a green area so we think it should be level.

We forgot to tell you, when we were over in Spain last week, the lady in the Taray sales office said a property on site would be a dedicated customer services on site & from what we could understand this will be on site for 18 months - 2 years.

When we bought our quad in May of this year, Antonio in the sales office advised us that Taray, on completion of our development, hope to build further houses on the land surrounding the current site office. The estimated start date was 2009.
I guess we may have Taray personnel around for some time to come.

Our quad villa will also be ready for Feb 07. We are Karen and Dave and are buying no 2, manzana 3 ( in the corner) - I think we will come under Calle Limonero.
Are you moving out, or using it as a holiday home?
Have you learnt any spanish yet?

Hi All,
Our first post - we are buying quad 14D, Manzana no. 3 (one of the inner or walkway properties) and have a completion date of 26 Feb. We were over last week (31 Jan - 1 Feb) to get our NIE numbers, and were able to spend some time at the site and actually get into our quad to check it out from the inside. As everyone says this part of the development looks very smart and well finished, and it has exceeded our expectations so far, certainly compared to other developments we looked at!
Lots of useful info on here for beginners like us who are feeling our way (thank you!) especially good to know that Taray seem quite well regarded.
Thanks to our agents (Inzone) we have just about everything sorted out now apart from internal lights - if anyone knows of a good, reliable, (and cheap) local electrician, could they let us know please?
On a personal front, I am still working at the moment, but Frances is a 'lady of leisure'. We have 2 kids, Hannah and Laura, but Hannah is far too grown up to go on holiday with us these days, so it will probably just be Laura who comes out with us - she wants to know if there might be any other 13 year olds around for her to make friends with?
Have loads of photos from the site over the last year - if anyone's interested (there seem to be loads already) will be happy to post some when I have worked out how...

It looks like we will be neighbours of yours. Our quad is number 7, renumbered from 47 (as shown in the contract). So which property is 14D on the original numbering system?

According to the plan in the contract our quad was no. 14 in the group of 4 that used to go 13, 14, 15 & 16...
Lord knows why they seem to have now been renumbered A, B, C & D?

We just missed you as we went out on the 27th Jan & came back home on the 31st. I think you had better weather than us ! The walkways are looking really nice. We are back out on the 24th Feb when hopefully we will have completed - can't wait!!!!

Hi all,
Does anyone know if the ceiling lights in the quad villas have ceiling roses or are they finished with just the bare wires hanging??

We have been inside our quad & they are all bare wires, no luxury of ceiling roses in Spain I'm afraid. (even the bathrooms are jsut bare wires) All the outside lights however are all fitted.
We have ordered all our light fittings to be fitted hopefully in a couple of weeks if ever the land registry is sanctioned!!!
We are having someone in to change the locks & apparently he does garden mainentance as well so we are going to get a quote re tiling the front, but we may end up having to just gravel it this year as the money seems to be going quicker than we can earn it at the moment
