Hi Jo if you where there and could of seen the pool and more so the areas around the pool where we all have to shower before we use the pool it was so dirty ,and not just dirt it was black mold and green areas around the pool.They started to clean this pool area after everyone else not me complained to the committee.This is all part of the everyday pool maintenance and should be done more often so it does not get into this state or we could lose the pool licence. All the adults can go to the other pool which is very clean but family's with children who can not swim have to use this pool it should be a priority from the maintenance staff ,and as the committee say they can not see or check every think all the time.We do employ staff on site for this reason so what is more important than a clean and safe pools for the children?it is not Brownie point it is a fact we can loose the pool licence. Jenx: For those of you who have complained repeatedly and think you can do better , I hope you will put yourselves forward to serve the community at the next AGM. Otherwise it is a case of put up or shut up!
For these kind of comments OtterAndy created the online spat thread. If you can't restrain yourself please keep it to that single thread. I know you are not referring to me as I did my time as vice-president but it just doesn't help productive discussions.
On a more positive more note I can mention that the pool locks are removed again so the problem with the keys etc. is gone. Not the most economical way to handle things but it solved the problems so I'm happy with it.

There is according to the feedback I got some confusion about these pool locks.
The locks themselves were probably functioning well, but nobody had a key to them. The notice to collect them materialized at the same day as the locks were installed. In a community with lots of renters, friends and family etc. this will never work. Even the owners will not be able to collect them as they are not often here.
I'm not opposed to locks although I find them unneccesary and just an inconvenience but the management of this issue was not done well. However it's now corrected. The locks are gone again, the notices that you could get a key disappeared so I would say the issue is solved for the time being.
The next time around if the majority of the community insists on locks hopefully there will be ample time to collect keys before the locks are in place. People get very annoyed if they can't access the pool. In my personal view it would be better if we opened our pools and made an agreement with phase II to do the same as this would solve a lot of confusion and unnecessary arguments, but this should be discussed on an owners meeting.

Max, you lost me on your post September 16.
What I wanted with my preceding message was to point out, what should and what should not be posted on an open forum as EOS with the intention to protect our own interest of the information (confidential and internal use).
This together with some common sense rules in polite communication between people.
I strongly believe there have been numerous opportunities of improvement on DJ @ EOS.
It was not intended as “criticism on individual neighbours” even if it may have touched some tender toes.

We do have a problem with dogs at the moment. Lots of residents took a dog (even we did) because it's good for children and the residential is perfect for walking your dog.
I would say that 90 percent of the owners act in a responsible way, carry bags to collect the muck, keep the dogs under proper control etc.
The difficulty is that there are a few dogs which are not properly managed by their owners. It's unclear for me who these people are otherwise I would already have spoken with them. The problem is that we not only have dogs with phase I owners but also dogs from phase II. Most of you may not have seen the new signs phase II put up, but they state 'no dogs allowed in the garden'. So the phase II owners walk the common path and use our communal gardens etc. Besides that we have some stray dogs which are not owned by anyone and we seem to suffer from professional dog walkers who use the valley and our residence for a stroll.
It's very difficult to pinpoint the exact problem. However it get's worse by the claim our maintenance company makes that they are prohibited to remove the muck. I can't understand the reasoning behind it. It's in their contract to 'maintain and keep clean' the communal areas, but they say they are instructed not to do so. So all muck, whatever the source, lays there for ever which is unhealthy and not good for the general look of the complex.
On a more positive note: some of you may have noticed a multicoloured stray dog who was begging for food at people's places. This one is now adopted by one of the residents. She is tested by the vet, is in a good condition and seems to be an abandoned former pet as she is keen on people and listens very well. You could see her walking around on her own in the coming weeks. That's not because the adopted parent is lazy, but because the dog is very smart in finding escape routes. She's a year old and probably left alone a few months ago so she needs time to adjust. We 'the collective dog owners' do everything we can to catch her and bring her back to the garden where she belongs.
As some of you know who were there this August there was another dog who had a terrible accident. Tonia's puppy fell from the fifth floor and crashed in the garden below in front of an unexpecting owner. As an unplanned part of our day job Saskia and I are always called if there are accidents on site so did the best we could. I moved the dog very quietly on a thin board to avoid further damage and Saskia drove him to the vet. After a few critical days in the vet hospital the dog recovered beyond expectations. Two broken bones and some internal damage which was fixed in surgery. An amazing recovery as the dog is walking again!
I only tell this because there were lots of people on site who were aware of what had happened and showed a lot of sympathy and support.

I think the easiest way to stop these people letting their dogs crap all over the place with complete disregard for children playing on these areas is when we find who is responsible, scoop up their dog crap and stick it through their post boxes. Maybe when they get crap on their fingers like the small children playing they will think twice about doing it again. It makes you think which one is the animal. The dog or the owner.

I strongly object to the proposed gated area behind block 5 and 6 as disclosed in David's secret e-mail. (only a small percentage of the owners receive these and some people are denied access).
We have never discussed this on any meeting of the owners so it's incorrect to do so. Worse it will diminish the value of our properties. We have beautiful apartements with a lot of communal grounds. People like to walk around and make use of these, children like to play there etc. For the price of relocating the gate and distributing keys we could easily put a gate around the dangerous retaining wall of block 6.
Even better would it be to make some access available to the communal area behind block 6 from the street between our blocks. Some steps or possibly a different solution would highly advance the value of our complex as people can then walk around the complex.
The argument about children safety can better be solved by fencing of that small dangerous area. And as we have a huge very dangerous spot where children regularly play and can drop down five meters because there is no fence there (next to block 9) I would like to see that corrected before this.
The dog issue of phase II owners makes no sense as this way we only restrict them to other communal areas of phase I owners. How happy are you if the area behind block 5 and 6 is closed so they will they will use your garden instead?

Regarding the other issue about closing the pools starting October 19th. This is my view a silly repetetion of the closing at September 19th. David by secret e-mail informed some owners so they are now aware, but it won't solve the issues we had last time around.
There are a lot of short and long term renters who won't know why and how this happened. They are not in a position to solve this within three weeks. So we will get lots of people at our door demanding to know what happened and others will just be mad.
Does it serve a purpose?
I would say no. We probably had one or two illegal users of our pools in August. From September on it will be zero. So what's the purpose and possible effect to close the pools from October on? The only thing that will be achieved is that long and short time renters, as well as respectable owners can't access the pools while they have every right to use them.
The idea that we can deny access to non payers is unfortunately impossible and agains the law. Apart from the fact that more than ninety percent of our debtors don't use the pools the rest of them could still legally get access to them.
So why are we spending money on an idea which has no solid backing and is not even approved by the community of owners?

I am probably ignorant. What is the point of having a committee to represent the community if, as Max suggests, each and every issue must be approved by the owners. May be we need to schedule a minmum of 12 meetings a year (and more if Max deems necessary) for owners to come together to discuss everything - from pool closures to stray dogs, pests and inconsiderate neighbours who keep knocking on his (Max) door for free advice and representation.
Is this a long-winded way for Max to get rid (deliberate use of words) of the elected committee and attempt to treat DJI as his personal property to deal with as he sees fit?

Like I said I'm happy to answer you even after this insulting last comment, but not in this thread. If you want me to answer it put in the special thread for that purpose. Be aware though that the policy on EOS forbids personal insults.
The original Community matters thread which was hugely successful is closed by the moderators because one poster went way to far and violated the rules of posting severely. I don't want that to happen again with this topic.

Are you sure its against the rules to have a civilised get together/BBQ in the communal gardens? I thought that if the social activities were of a civilised nature then we would be OK.
