There was a barbecue on communal grounds in December last year at which I was present. The site was cleared up and left in its original condition and there were no complaints to my knowledge. In any case I have seen other gatherings on communal gardens in DJ1 and none of these elicited any adverse comments.
So in the circumstances, I suggest you judge the comments for yourself.

Article 11:
It is forbidden to:
b store even temporarily construction materials furniture, objects of whatever type, in the passageways, path, landings terraces, patios or other Communal areas'
The bad English is not my fault, it's the exact copy of the rules you both voted for by proxy. So, no in plain English it's no longer allowed to have a private BBQ on communal grounds. Even the very enjoyable community BBQ on Boxing day which I attended as well would be against this rule.
I objected against all those rules as they were silly, not legal anyway and not thought through (and badly translated).

On a lighter note we have a new sport in Don Juan: keeping track of your offenses. F.i. I recently enjoyed an hour with an owner (you know who you are....) at the pool side. We concluded that she made five breaches of the rules, while I did just four. So I won. It's an ongoing sport at the moment :)

I doubt anyone with a milligram of brain will interpret having a barbecue in the communal gardens as an act to 'store...................' particularly as the 'store' will vanish after the clear-up.
Does this mean that at least one owner will object if another Boxing Day bbq takes place?

Hi i think some of the rules where so over the top they just should not have been put on the agenda.We can have to many rules so that is why i sent a e/mail to a committee member saying this before the egm .Also why where we all not asked what rules we all wanted for our community as it is us who would break these rules?The BBQ on boxing was great fun even for the only child there, thanks to Ed and Audrey and it was open to all who wanted to come and there was no mess after us and no damage to the grass area either.So are we all having a BBQ this Xmas i think so,its only the weather that will stop us and its good for the community sprite.I just hope Scrooge will not stop us having the BBQ ?even the Xmas trees and light where nice and a great time had by all. To clarify I will cite from the Spanish (and binding) text

So yes we have an language issue. I always refer to the Spanish text but have the decency to translate where possible to the English (faulty) translation for your convenience. The Spanish text leaves no doubt that BBQ's or other material can't be used on communal ground even for a short while.
It's also remarkable that the English version doesn't have article 11 a but seems to replicate it in in article 11 b.
Your last sentence is insulting so I hope you have the decency to remove it. Otherwise I will notify the moderators.

One thing to remember is that the rules were put in place to stop persistent or bad offenders and not to catch out what I feel are "normal" Don Juan residents/renters. I think anyone that makes a minor infraction is very unlikely to fall foul of the new rules as I think someone will have to have complained about them first. I don’t see any problem with people having a party/BBQ in the communal gardens as long as they tidy up after the event, you just have to use your common sense, invite all of your neighbours and give them plenty of notice in advance. I am all for these social parties at DJ they can only bring us closer together. Back to the rules. I think that the committee will focus on the main/ persistent offenders, e.g. people that consistently play loud music all of the time, consistently hang multi coloured towels off their balconies, place aircon units in full view or in illegal positions. I took a few pics when I was over in July and here are a few examples of what I feel would be "breaking the rules" which would need action by the committee. Rgds Andy

I totally agree with you that rules should only be made to stop real offenders. That's why I pleaded (weeks before the meeting) for a very basic set of rules.
Rule 33 to 88: Do no offend or disturb your neighbours, nor harm their interests. Behave like a proper citizen.
That would have been enough to go to court in these rare cases where people don't behave. However we should have had this discussion before the meeting and not after it. We now have a very strict (and illegal) set of rules which I wrote at that time will only cause unnecessary and silly arguments between neighbours. Furthermore this will completely erode the rules we would really like to maintain.

Hi srs i also had money taken out of my bank in august i think it is for the post box's but David told me in a e/mail on 22 august it can not be for the post box's as they have to get a new quote as they have to put the box's along the wall in front of block 1 but Irma has taken it any way just wondering when we will get them now bye Irene

On 25 of August 76,91 was taken from my account. Text on the slip was Derrama Buzones/Extra Fee m 71,23 + PK 2,83 +Trast 2,84 total 76,91.
Looks like larger size apartment and storage rooms means more expensive mail box.

Hi well how on earth does the car space or a store room come into charging for a post box ?can some one explain that one please ?as i was told we are being charged 1 for the post box and a charge for the area around the post box that they have to be put in. Irene

Hi Wilander, I had 75.38 euros taken from my account on 25th August and I assumed that we were all paying the same amount. are you sure that the amount that you are referring to isnt just your monthly community fee?
