This forum is full of doom and gloom which is understandable but does anyone have anything positive to tell us on the buliding front..??.
And when are we due our next bit of information re the developement..??, I thought they said it would be fast tracked within a month by the council.

One popular view is:
Huma are now repaying deposits for contratcs which have expired very much quicker now
In some cases in 6 weeks of the cancellation contract being signed
The reason being that they expect to re start soon and will be able to sell the cancelled properties at 30% + when re sales start
The properties have probably gone up 30% ......just try and find something similar anywhere near the price you have paid!!

Totally agree with the bit about not being able to find anything, locally , for any where near the price, Brian. Plenty of posters, on other forums, saying that there such properties exist, but they seem to clam up when questioned as to their whereabouts.

If you are looking for somewhere else then you just have to except that values have moved on and look for the good value now ....and there are some available in this part of Almeria
You are really starting at circa £100k now.....the area is getting more popular all the time
This is all positive for when ACC re starts

My husband and I went to the ACC late May, really trying to decide whether to pull out or not. We met with our agent, whom, we have had frequent contact with and who agrees that Huma's communication skills are pretty much non-existent. I have had direct contact with Huma by e-mail and telephone, although it is always them replying to my e-mails/calls and not them readily supplying the information. Our agent took us to Huma's Office based in Mazarron Country Club and we met some of the staff and even though nothing had been previously arranged we managed to meet with a member of the staff. We learnt a couple of things. Firstly, they were expecting to have the go ahead and have the builders return to site in about 6/8 weeks. Secondly, they are planning for a lot larger workforce so they will hope to finish the whole project pretty much at the same time. We left feeling happier about the situation and have decided to hang on for a bit longer. I am keeping my fingers crossed that the builders will return to site soon and we will have made the right decision and we will be drinking ice cold beer from our roof terrace next year!!

Hi thats sounds good news. Did they say what the hold up was, because we had a phone call to say build should start as soon as the elections were over , that was the end of may . i'm worried that the next hold up is that the spanish stop work in July &August for holidays does anyone no if this is true and would include builders?Also is there anybody still waiting for their B/G we put our dep dow.in July 05 and still waiting.

'marshall' are you a Tarifa buyer or one of the larger properties with a roof terrace?
In May did you go on the site and look out from the roof terrace of the Tarifa part built? ....looks great
6/8 weeks is a bit tight...big builders do not have gangs of building workers hanging around waiting to start
But it all looks positive...there is no way that I will get out!
I am not planning for Huma making up all the lost time...if any....like UK there is a shortgage of building workers
But this is the very best part of Spain to be buying a Spanish property.......and we are all in at 2005 prices!!

They are still waiting for the final stamp, before they can go ahead and return to site, after the meeting 12th April. My solicitor said that this would not be until after the elections, although the elections have really nothing to do with it. I am told that Huma are a big Spanish Company and they told me they have several developments in the same position but others that are being completed. We also have not received our bank guarantees for the deposit paid in 2005 and that is why we were very concerned. However, on my visit they have assured my that our deposit is safe and the banks will issue the guarantee once the final paperwork is in place. Looking at their office and seeing the other Developments they have, made me feel happier. At least on completion we will be certain that all the correct documentation is in place. Lets all stay positive for now!!

Thanks for that we are looking to pull out and are worried that without the B/G we won't be able to, we have our solictor on the case now, although we havent heard from him that was a week ago hopefuly he's trying to sort some thing out it's worrying though.

Hi - just thought I'd update the Almanzora CC frustrated buyers. We have just got back today from visiting Mojacar and we took a drive up to ACC. No change since we visited the site last year. We also arranged a meeting with a MRI at their office in Mojacar. Unfortunately, the person we had made the appointment with two months ago was "unavailable". But, we spoke to Sue at the Mojacar office who told us that it would be October before any building work would start again once planning permission had been given. Upon my return this afternoon, I checked my emails to find Johanna had emailed with the "latest" information on 14 June. She says
"As promised I have today received the following statement from the lawyers relating to the Almanzora Country Club:
"The developers applied for the building license in front of the 'Junta de Andalucia' 15 days ago. This institution has one month to approve the application and from there a further five months to unblock the situation of the development site. The developer has assured us that this time frame is exact, however at this point they are still unable to give us more details or an estimated completion date."
If what she says is correct that means building work isnt going to start again until December which means it could be another 18 months before its finished!!! What do we do - hang on for another year or more in the hope that all will be well or get our money back and find somewhere else? If ACC does get finished we will have bought at 2005 prices which is great but if planning permission isnt granted we will have wasted two years waiting and not be able to get a similar property for our money. Mojacar, Vera, Villaricos and Garrucha are turning into construction sites and you start to wonder if there will be enough buyers for all the property being built. Will this be another Costa del Sol with an abundance of unsold property and prices dropping? We're gonna hang on till the new year and see whats happening then. I hope I dont sound negative but it is so frustrating!! Fingers crossed for all us ACC buyers.

For me all I want is the buliding licence to be granted, at least then we know its going to happen albeit we wont get our properties until 2008. Once we know they've got the licence the likes of me who are not going to retire in the property will probably have great investment because we paid 2005 prices. Fingers crossed they get the build licence.

I don't understand I was told by my agent that everything was sorted there was no more meetings it has got the go ahead and building should start very soon after the may elections, that was a month ago this is doing my head in now, all we seem to get is faulse hopes this is beyond a joke now sorry if I sound so negative but i'm sick of being told that building is starting soon ,now were two years on and still no building and what makes it worse we were told it would be built in July 06 which also was a lie.

Hey - dont be too downhearted. I was feeling a bit fed up yesterday having just got home from Spain but I feel more positive today and as Gasman says - we've bought at 2005 prices, we cant lose!! We're not going to live in it ourselves, its purely for rental purposes and possible use by us on occasions. We are looking to buy ourselves a place in the Mojacar, Garrucha, Villaricos area but we are going to hang on till Christmas and see what prices are doing. Chins up everyone. It wont be long before they start to build again.

Do I take it that you or your contact knows when the Junta are going to stamp the final rubber stamp?
The five months they have to do so will be up then and legally I think they have to come to a decision by September.
Do you have inside information that we don't yet have? If so please share it.

All I know is that the people I deal with are in regular contact with Huma, the owner who is Spanish has also bought and the information I am given is reliable
So I take a positive view but pragmatic

I bought an Aroma on phase 1 for 109k plus 3000 for air conditioning. Huma have offered me my money back if I want to cancel but nothing for loss of interest. If there properties are worth 30% more now, why isnt someone beating down my door to take it off my hands for a rock bottom price. I am now thinking of taking them to court.
