I don't know where you are getting 30% from. I bought off plan in Vera over 2 years ago and have just had the valuation for mortgage purposes, the property has risen by 15%

I never said they were worth 30% more now - I was quoting from prev comments of 15 June!
Something is only worth what someone is willing to pay, and no one is willing to pay 118000 euros for mine. Before the builders went off site the Aromas on phase 2 were being sold for 125000 with air conditioning.

no one is beating down your door because the planning permission hasn't yet been granted, to outsiders it's still an uncertainty so why climb aboard? As soon as it gets the go-ahead, if you still wanted out and offered it at your original price plus reasonable amount to cover bank interest since you paid your deposits, I would imaging there would be lots of people prepared to meet your valuation. In other words, no one will want in at this stage, but once its all sorted and builders back on site, a lot of people will wish they was already "in" before sales resume and the new prices released.
We are so close now (hopefully !!), I really am struggling to see why people are trying to jump ship before the Junta's 5 months are up. Yes I do realise some people are scared because they have not been issued with bank gaurantees, and that would be a worry to me if that was the case (I am not trying to scare people, just saying I understand peoples concerns), and yes some people are retiring and do not want to wait another year/18 months. But the rest of us should at least be waiting until the junta's period passes before bailing out...surely???? This message was last edited by Jasp on 6/22/2007.

Has anyone contacted Huma about the Social club on ACC ?? (unless I am missing a point, the thread below goes to MCC, I certainly didn't know of any questionnaire for ACC Social Club??)
The facilities outlined in their last publication do not match what was said when we bought (June 2004). We were told it would be a large swimming centre with slides etc, plus bar, restaurant and shops.
Now don't get me wrong, a bowls area is great for some people, but does it have to be at the expense of a larger pool? The pool shown on the brochure does not look big enough to cope with the demands of the bungalows of the surrounding manzanas.
Why don't they move the bowling area to the spare land a couple of manzanas away on Phase 2 land - because they won't need that land for building for another 5 years or so at this rate !!
I have emailed claudia@humamediterraneo.com with my views. Has anyone else similar thoughts/concerns of the proposals?
Mind you, a small pool is better than no pool which we have at the moment...he..he !

One fact which comes out of the delay with ACC is that the way planning operates in Spain has changed and will be more like what we are used to in UK, in the future
So,if an approved plan offers certain facilities,then purchasers can be reasonably sure that they will be provided otherwise the developer will suffer penalties
Normal commercial pressures still exist as in UK but that is why you get a bank guarantee for your deposit. just in case the developer runs out of finance because he runs his business badly
At ACC not everyone has a bank guarantee but as far as I am aware Huma is a substantial company
Back in 2005 the facilities 'proposed' were based on the 'projected ' development size [8/9000 units depending who you talked to!]
When the current plans get the final approval then the facilities as proposed in the plan will have to be provided by Huma
This means that the brochure they issued in January 2007 will probably be the first phase facilities and I assume these are acceptable for the size of the development according to the local planning rules
In due course there will be further phases and more facilities
From a community charge aspect [ which we will all pay] it is better to have compact facilities which are good and easy to maintain compared with facilities too large which become expensive and then neglected and .....except for short peak periods communal pools , for example, are not normally busy

The last we heard, a couple of months ago, that all the original facilities for 1500 units were going to be kept along with an Equestrian Centre. I quote from an email sent to me by MRI " The general layout and building specifications including extras and on site facilities will remain intact". Having said that, we hadnt heard about a bowls green and would hope that it isnt at the expense of a reasonably sized pool. We agree with Rowlandsbb, what use is a large pool area if no one is going to use it and it will end up costing us money!

I feel after 3 years I have to say it now, when is everybody going to wake up and smell the coffee??!
This development is a disaster..... yes and I can hear it now.... a lot of you replying and saying dont bother writing on this site if you are negative.... well if being negative comes after 3 years of chasing my money and the worry for my family and the loss of sleep etc etc etc... yes and I know you have all been there same as me.... well I pulled out and bought elsewhere and have not had the problems that I had with this one. Good luck to you all because this site is not happening no matter what you think., and yes I did lose money but what I lost does not compare to the worry I have been through over the last 3 years like most of you.
Hope some of you see sense.............................eventually

At the end of the day it's all down to personal circumstances. Some people can afford to sit it out, come can't. Some people want to re-locate and can't if its not built. The development is over a year behind already, with no current sign of resolution. No-one should be slagged off for being negative. I believe it will be built.....eventually, but we don't want to wait that long either so are currently in the process of getting our money back.

As you say it is all down to personal circumstance and choice. You didnt want to wait and youre happy with what you have now but dont insult us that are hanging on! If it doesnt go ahead then so be it. We're not losing any sleep over it and in the scheme of life its not worth worrying about. No-one is going to lose any money, we will all get our money back if it doesnt go ahead. You may regret it though, come back in November and you could be eating your words.

HI can i ask how long have been waiting to get your money ? and why have you got to take them to court is, it because your asking for interest as well, because that is our next step ,were just looking into it now ,and was hoping it would be straight forward and wouldent have to take them to court.

It seems that parador Properties are doing the tour around Ireland again. I am so looking forward to meeting these lovely people when they come to my area. I do have a few questions to ask. You know, It will be very interesting to see if they will be advertising ACC. I'm just surprised that they just didn't pull the plug and make an alternative offer to their clients ages ago....That is of course if they are seriously concerned about matters, and their clients. An upgrade should have been offered at no extra cost. At this stage I just don't see it getting off the ground. My time is up in September, and accoording to the people on site, It was to be built and fully completed last September. Now it's next September or Christmas, a thrid year? At this stage I'm all out of hope and have just given up! I have invested 60K in this project, and the bank interest is totally dead money to me.

Parador aren't bothered, they'll still get a rather large %age from the deal. Your money is paying for the plant still on site.

I've no axe to grind with anyone still on ACC, as I said before everyone's entitled to react to their own circumstances. Anyone looking to stay somewhere while ACC is completed, I've now got an apartment on La Torre that you can stay at while you're waiting.

Now don't shoot me, but surely you figured in a extra couple of years when you signed your contracts?
a) You bought through an agent. Rule 1, when dealing with agents, is: Agents always lie (not you Brian R.).
b) Builders are involved. Rule 1, when dealing with builders, is: Builders always lie.
c) You are dealing with the Spanish in their country. Enough said
