Wow, seriously?? I thought you were Mr. ACC, I was only having a bit of fun, it's the only way I can stay sane when it comes to ACC. I keep seeing Any positive news and to be honest there's never any positive news. I'm pretty gobsmacked that you'd consider pulling out. That has to be GSM to you.

I have not put many post on here, but I go back to my original point, and the only point I want to make really, that there are good buys out there, which will provide a home/holiday home for those who want one. Those who want to move on, may be very pleasantly surprised. I absolutely admit that you will not find cheaper detatched properties than those on ACC EXCEPT possibly some of the private resales on MCC - out of your area. That still does not make ACC a great buy, if properties are too small, too many, too close together or whatever. And you will find very nice properties now, on urbanisations, the quad style being the most common if you want a garden. For 130000 euros, INLAND (like Almanzora), you can get very nice properties of 55 square metres. In Turre - a nice town with an established British community and good restaurants, you will find very inexpensive properties. And I am sorry, but I cannot be alone in thinking that a frontline in Vera for 140000 is a better buy/long term investment than ACC and all the uncertainty that surrounds it. I think I have said before, that the ultimate value is likely to depend on decent facilities - and I don't think that facilities like communal pools that you have to pay for each time you use them are going to help make ACC attractive to renters or future buyers.
All of the above is written with good humour and the best of intentions - after all, the tennis is going well!!!!!!

There is nothing , probably on any Costa nevermind between Aguilas and Mojacar, which you can buy at 116.000 € which compares with the Tarifa
Or anywhere near it
That appied in 2005 which is why I bought one
At the site there is a part built one, just go and see it, go on the solarium and everyone will agree

But is that not what Roly 2 is saying? That there weren't any others back in 2005 either? So shouldn't we be wondering why?
I am reading between lines here, but I think that Roly2 is trying to point out that they are cheap because of the size. I think you would struggle to find any other developer building detached houses, or semi detached houses at 50 square metres. This is apartment size!!! The apartments Roly2 is referring to, are those presumably for sale from (I would say) 140 - 180 K euros. BUT they are bigger - usually about 75 square mts. This is something like a 30% difference in build size, so again reading between the lines, is Roly2 not saying that you would expect them to be 30% cheaper? We looked at detached villas on Camposol - we really liked the site in fact - even with unfinished facilities. We thought the tiny villas were too small for us and the beautiful villas on the development were in fact, very much in line with other villas eleswhere i.e. not cheap!!!
The one thing to always remember I think, is that if a deal looks too good to be true - then it usually is!!!!

Aroma's on ACC for example are very small. So really the sums are all done to the square mtre (sorry couldn't find the square thingy)
Take a look at Sunrisespain.com (am I allowed to print that web site?) . They are local in Mojacar and sell a good range.

I think that you're right Brian (Rowlands). I've made about 30 phone calls to different agents in the area today, and none of them have anything suitable - well one had, but it is 160,000€ + taxes and fees (and the agent hesitated when I asked whether the property was on land that was shown as urbanisable on the last PGOU. He said that 99% of all the properties built since the last round of PGOUs were not on land shown as urbanisable, but not to worry as it would all get sorted out in the end ).
I, also, asked some of the agents how they measured the m2. It seems that they take the actual built m2 of the property and add on 50% of any terraces etc.

The area is in basic terms 'the footprint' and includes terraces
another way of looking at it is ,that it is ' the concrete base of the ground floor if single storey' and this will normally include the terrace in Spain
In UK your patio or terrace is more often or not just flags [ or similar] on a hardcore [broken bricks/gravel] base and not part of the footprint
2 storey and above it is again 'the footprint'
Solariums cause problems for straight comparision of price per M2 [ eg Tarifa at ACC which has a very big one]
Comparing products per m2 which both have a solarium is no problem
but comparing those with and those without ....well that is where a valuers judgement and experience comes into play
We have similar problems in UK
But in Spain national stats are in general on value per m2 and that is 'in simple terms' the footprint
Complicated answer to a complicated question!!!

There are beautiful properties - fully legal - mains gas, water, electricity, habitation licence FULLY FURNISHED (not just white good) currently for sale at Huerta Nueva (new build - 2007) for 145000 euros. You can get them through BMS - they are 175sq metre built area on 120 plots. 2 bedroom, 2 bathroom small garden, large terrace. Beautiful outlook. The properties have also been advertised at that price in all of the English publications in the area.
This is a lower price than most purchasers paid.

Yes, you are right - I should say legal at the moment - maybe not next week!!!
Seriiously, once the road and services are adopted, and the mains electricty/gas/water is in - then it is reasonably secure!!!!! On the site I am talking about roads and services in, but roads not adopted by Los Gallardos yet, though they have put road signs and markings in.
