Max and I discussed this issue with the administrator. The 1st step is to get the pools working, then get the licence. Until we get the licence we wont know what if any restrictions have been imposed on it's use or whether a life guard is required. I will be pushing to get access to the pools for at least 6 months and the administrator seemed receptive to this subject to town hall restrictions.

Hi i would like to inform everyone who completed after 1st october the administrator is instisting everyone has to pay there communal charge from1october weather you sign like me on 14 november or if you have not completed yet you still have to pay back months charges from this day.I have informed david of this and i hope this is being brought up at the meeting as not everyone can sign and get there keys to there apt on or before 1 october .So i have not paid for october as i think this is wrong so if that make us not have a vote in january i dont care bye irene/peter This message was last edited by irenemontague on 1/4/2008.

Hi Irene, I think that is absurd! How can they ask you to pay for the time when you are not in possession of the property. Are you sure they have got this correct? If this is the case then frankly I would not pay for that month somehow I do not see them taking action for €80 to 100 odd! I am having hard enough a job trying to get them to deal with a more serious matter and they so far have yet to deliver.

Hi rg i had a letter in my post box saying what my charges where so we have paid this but i am not paying for when i did not own.So will the 20 people who have not signed yet have to pay from october when the community fees where set as they are saying in the administrator office that we all have to pay from 1 october bye irene/peter

It is true that you have to pay from october on. Maximo suggested that would get a refund in due course, but I'm not 100% sure about this.
The thing to realize is that the gardens were done, the bins installed, the buildings cleaned etc etc and it would be strange if the cost of all this initial work had to be paid for by the ten persons who completed before October 1. They would have to pay a fee like 1500E per apartment for the community cost of October. That wouldn't be fair as well!

First no one paid for september the gardens where layed only the cleaning and bins have been instilled.or is there some think else i am missing even if you all paid for september every little payments helps and if you think the 20 people who have not signed yet will pay from 1 october think again irene/peter

Max I understand what you are saying but really all these things ought to have been in place prior to anyone signing for completion and whilst some things were in place many things were not such as lifts street lighting & actually being able to use the bins garages etc and it makes no sense to collect money from owners that have just completed for previous months and then offer a refund (somehow I do not see that happening). Additionally why have they started collecting money from October when some completed in September? Seeing everything so far including the other little matter which you know about I have to say I am not impressed.

Hi i would like to say i am not inpressed with what i seen on my first visit other than bins and street signs.there should have been signs to fine dog owners who dirty on the gardens and paths.We should all have been informed of the communal charges in advanced of completing and when we have to pay from.I also feel we are not having a proper say on what we would like and who does are services and who does are sky tv if we get it ,and what water company we get and when do we get lights in our storage rooms as they are use less with out lights and yes i have 2 torches we use.Idont like people making choices for me on what i would and would not want this is are community and we all should have a say.I had a time share apt and we charged people to use the sun loungers around the pools and this went to help pay for are lifeguards and pay for new chairs bye irene/peter This message was last edited by irenemontague on 1/4/2008.

I have just come back from Don Juan. One morning I came out of our apartment and saw a women walking her dog. She stopped and let the dog crap all over the grass and then walked off. I think something needs to be done about that. It shows no respect for others and is a health hazard to the young children on the complex. I felt like picking it up and shoving it in her mouth, maybe then she might think again about doing it. I think this issue needs to be brought up at the next meeting. Maybe issue fines for not picking it up, putting signs up or even better ban dogs all together, like other communities.

Happy New Year to everyone at Don Juan!
I completed towards the end of September and the only thing that I could see happening at Don Juan was cleaners moving mops around on the staircase steps & rear floors to the entrance of the apartments. I must say though that I had a very enjoyable 10 days there in mid October, but the reality was the following:- No pools, no lights in store rooms, no lights on main road up to site, no working bins, no lights in gardens etc...Luckily I had an apartment else I would have probably needed a tent! :-)
I'm happy to pay the community charge from the day that I moved in, but other than the cleaners moving mops around what else happened in Sept & Oct that could be considered as a chargeable event to the community?? This is not a dig at Max just my personal perception of the whole situation.
Whilst I'm on the community subject, does anybody know which is the best place to get up to date info about our Don Juan community? This eye on Spain site or our new community web site? I think that if eye on Spain is the main place to access info about Don Juan then maybe Maximo should start posting replies on this site.
I will be installing aircon in my apartment sometime prior to June this year and I would like to be informed of the community rules concerning aircon prior to this date. Preferably not by a letter in my cement encrusted post box! I like a large % of owners at Don Juan do not live in their apartments full time and I believe the best way of circulating info is by email followed by a hard copy in the post box.
I don’t like posting negative replies all the time but I get very frustrated about things happening or not happening at Don Juan and wish that I could be in Spain to help with the running of the DJ community.

Please let people have there dogs if they have move in with them but could they refrain from letting the dogs dirty on the grass or the pavements and yes pick it up as each time the lady above me went out with the dog so did i and when she saw me see picked the dog muck up and yes we fine people £50 in england for this.There are places where dogs can go at the side of the roads a few steps more to walk and get fit as well bye irene

If anybody lets their dog mess on the grass or anywhere and omits to clean it up they should be fined . It is disgusting and unhealthy . If people cant take care of the mess their dogs make they shouldnt have dogs. 50 euros for the first fine going up 10 euros each time until they learn.

Regarding the payments for the community it seems some issues have to be cleared. I will ask the administrator to do so. Meanwhile do realize that although it's true that a lot of work we (the community) had to do was a neglect of the developer it still had to be done. The administrator is preparing a case against the promotor and will probably (if we agree) go to court for it (it's on the agenda for the Jan. meeting).
Basically we hired a cleaning and a maintenance company from october on. Thats supposedly why we have to pay from October on. I can't remember how it was done in Amsterdam when I moved in, but it makes some sense to charge everyone because otherwise the early completers would have to pay an enormous amount for the first months. Maintenance and cleaning had to be paid on a montly basis and it would be strange to charge only the first ten or twenty buyers. This is not an official statement but just my gut feeling.
Dog's are usually taken well care of. Most people I see carry a plastic bag and use it as well.
Regarding missing warning signs etc. for dog owners:
1) this is Spain not England
2) if you want these you have to vote for it. The administrator can't decide to do that himself. He is not allowed to.
3) I don't see a reason for it as I walk daily over the site and hardly see any 'dog crap' at all.
Regarding the postal addresses: the administrator still doesn't have most of your details as most of you didn't return the form intended for that purpose. They have to work from a list of lawyer phone numbers and try to figure out who bought here. The lawyers are usually not cooperating so they have no clue about English/Danish/Spanish whatever mail address or e-mail. Again this is the developers fault as he should have provided them with a proper list but being the developer from hell...
Regarding decisions and choices made for you. Thats all done by either the Town hall, the developer or someone else. F.i. the water company insisted that they were to entitled to be our provider and forced the developer to change the system to accomodate them. The administrator has nothing to do with these 'choices'. At the first meeting we, the owners, decided on the suggested cleaning and maintenance company. We actually changed the cleaning company from their proposal. The administrator is just that: the administrator and is doing what we tell him. Not the other way around.

I will be on site to check the dog muck for the next 2 weeks and bag it to show you and if i have to pay for a sign on our notice board i will and i will be be meeting alot of people regarding my concerns.It seems to me by not telling people the had to pay from 1 october everyone is not aware of this so they are all in areas so only the people who are not in areas get a vote ?good roll on september 08 and yes women do have a vote and want to be heard see you soon irene

There was 10 or 20 people who completed in september but there was alot of people who completed in october .more people completed in october than any other month so there was alot of people paying for services that month.As for the water company i dont understand if the first water company put all the pipes in at there own expence why change everythink.If as you said we the owners changed the cleaning and other service from when as i did not know this was on the list to change at the meeting 1st or 2nd meeting and if we the owners can change our services the builder had why can we not use the first water company as the builder has only one vote like most of us now or have i missed somethink as i did read the notes of the meeting and as for the cleaners i asked there advice on what to buy for our floors and they told me the stuff they get to clean the floors was rubbish stuff so how can they clean properly .Everyone be aware be at the metting and pay your community fees to voit for what you want as you are paying for this bye irene This message was last edited by irenemontague on 1/5/2008.

I don’t want to receive a bag of ‘dog muck’, I studied political sciences so I’m quite aware of voting rights for women and I don’t like too being ridiculed. If the discussion goes on like this I will refrain from comments.
I try to give the best possible information and pass it on. I try be to as objective as possible and rarely complain about the issues which bother me personally as I know these are not interesting for others. As a resident every disruption of services, every delay in fixing things and every other nuisance is much more annoying, but I always realize that this is not of interest to all of you.
Putting all this information on the forum costs me time. Lots of time and the only reward is that there is a growing community feeling which I consider important. Insulting me or ignoring what I write (I explained multiple times about the water situation in detail) makes me reconsider my activity on the forum.
Furthermore I make daily inspection rounds of the DJ area to make sure there is nothing wrong, leakages are detected, things are in working other etc. I do this completely voluntarily and no one is paying me for it. If you know it better, than I will maybe keep on doing the rounds, but stop reporting on this site.
This forum should be a constructive site where we can have open discussions and improve the DJ community. Not a site where we insult each other or just go off on a rant.

I am not making these issues to you personaly nor do i fell you have to answer me at any time on this web site as other people tell me whats wrong but on my first visit i could not walk to my apt with out having to go round the dog muck ,i will at any time clean and pick up this dog muck and i cleaned up peoples rubbish and carried it to the bins myself on my last visit there but we all have to look after where we live.You have enought to do running your company i dont expect you to see every think as i now this is not your job but where can people air the views as i am not living there yet and yes i am keen to make don juan a nice place to live like all of us and yes we need to have as much in put as possible on every issue as i am sure every one else is feeling the same so if one thing upsets us we all should no bye irene

My understanding of the water situation is that the developer for unknown reasons dealt with the Acosol water supply company for the Don Juan installation. However it transpired that the Town Hall or some other authority had granted exclusive water supply rights in the Carvajal area to a different company named Gestagua. Therefore it was probably a condition of the First Occupation Licence that Gestagua be contracted to supply water to Don Juan. Gestagua were not happy with aspects of the water installation work done by Acosol or the developer and are insisting that it be modified to their standards. The developer had to provide a €80,000 guarantee to satisfy this and no doubt the required work will soon be completed, however in the meantime we are on the "builder's supply". Incidentally, as far as I know, there is a clause in our contracts specifically prohibiting us from dealing with Acosol. In other words this matter is completely out of our hands and we have no say in changing it. I hope this clarifies the matter for you and please forgive me if anything I have outlined is inaccurate.
As far as dog muck is concerned I think owners should clean up as a matter of course as with any kind of litter. However, how to enforce this is a different question and I am all for doing our best to educate people in general and dog owners in particular about their responsibilities in this regard. Notices in every block together with specific and repeat mention in community literature to owners would be a start.
There is no doubt that many teething problems remain to be sorted out and we are relying on our Community officials and administrator to do this for us, and naturally they are not miracle workers so it will take time. As non paid officials who are willing to devote a lot of their private time to looking after community affairs on our behalf, I am sure everyone agrees that it is important to regularly thank them for their efforts and show our appreciation.

i thought the matter about the dogs has to be brought up to be put on the agender so all of us would no that not every one was happy with this,the area where i am not happy with the dogs in out side the pool area where the childrens pool is on the grass between block 8 and 10 even if they pick it up there is still germs left there.As for the water company i felt the builder had done a deal with the company and he would not change it till i read what you said thank you.Also it is not only in england where dog owners are fined it is in most cuntries now and dogs are not allowed to dirty any grass areas.If we let the dog owners do what they want we will end up having to replace the lawns as the grass will die of .As i said before i dont mind anyone having a dog just go a few steps further with the dogs to the road side is that to much for them to do i dont think so.I dont have a log in yet for the other site to put anythink on there i hope it s in the apt on the my paper work i will get that next week thank you irene/peter
