Hi....new on EOS and need ideas

I got a phone call from a girl in roda last week saying that they have not gotten a final permission for this phase and with the new council elected at the townhall the girl told me she could not give me a date of completion until they get the permission .Havent we heard all this before ie.COVERA .Has anyone else who bought on phase 4 got this call and how can they build all the other phases and not have the go ahead for phase 4

Hi, I also bought in phase 4 and I received a phone call from a lady from Roda Golf by the name of Esther on Wed. Dec. 11 trying to explain to me the reason for the delay in starting phase 4. She said there has been a change of personnel in the town hall in San Javier and the new people wanted to review all the building licences. She assured me that this was only a formality and she expected work on phase 4 to commence early in the new year and that it could take up to 18 months to complete. I figure that phase 4 is going to come on stream 2 full years behind schedule. The really bad news for purchasers is there is nothing we can do about it. They are only obliged to refund our money if they have not completed 18 months after they take out the licence to commence work on phase 4. Hope thias info. is of use. I would like to hear from other phase 4 buyers.

hi , we bought on phase 4 , had a phone call from roda saying that work was starting shortly , and that our unit would be ready for delivery 1st quater 2009 , my wife rang back asking for clarification only to be told that the person was always in meetings and could only be contacted via email , i emailed on 5th dec asking for dates and clarification of the phone conversation as of yet i have had no reply .

not quite sure where we stand with things and have got our spanish solicitors loking into the matter .

dont know weather any of this is usefull or not .

Hi, we have also bought an apartment in Phase IV.  We checked with Roda in October and were then told the flat would be finished 1st qtr 2009.  We also had a phone call regarding the delay due to the lisence last week, but still assumed completion would be early 2009.

For some reason we were under the impression that they do not apply for the lisence until they are ready to start as - when they have it they have a limited time to complete (18 months).  I do not know if this is correct or not though. 

Anyone having any facts on this?

they seem to have rotated the blocks in phase 4 on the latest masterplan maybe they have gone for planning on it.

The horseshoe shaped blocks are now facing away from the golf course

maybe im wrong.....

i have spoken to roda customer services this morning , the lady confirmed that the planning approval for phase 4 should be granted in july not sure if this is 2008 or 2009 !! , reading between the lines i get the feeling they havent got a clue when planning will be granted . whilst sharing rodas frustrations i cant help but feeling let down by there attitude towards customers after all it is not the customers responsability re the planning issues yet it us that are being disadvantaged , if planning is granted in july when can we expect delivery of the apartmets ?? .
does anybody else have any info on the situaton ??

I was onto customer services and they said they have the license for the hotel and after a 2 month wait incase of objections they will then build it .they said the same as you that no permit to build phase 4 apartments till after they have the 2 month wait on the hotel objections over with .dont know why this is as the hotel is nothing to do with phase 4 ,I GIVE UP WITH THEM AT THIS STAGE

We went to see customer services last week at Roda and they said as soon as they receive licence for phase 4 all customers will be informed and then they have 18 months to complete. if not completed by this time clients can claim deposit back. They did not have any definate date for receiving licence but now it seems hotel licence is to be granted soon they feel it will not be too far into the future. Apparently an inspector has been about hotel and if no objections after 30 days licence should be granted. We asked why this situation had arose and due to change in government no licences had been granted for 9 monthsthroughout all of Spain but now this position has been taken by someone else and licences are starting to be granted again. They have started the villas infront on appartments in phase 4 and we were told apartments would be started before licence supplied as they just get a fine for this and they feel it is better to get a fine rather than not getting the appartments finished 18 months after licence has been received as this is when they can loose their clients.

Linda and I were up by phase 4 last night and we did notice they had delivered loads of materials by the big holes in the ground. Will be over again later so will take some pics.

Thanks for that mike ,maybe now thet will start building the apartments at last,hopefully they wil do what they have done on covera and buil while they await the final license

hi , a little confused , have they actually started building the phase 4 apartments ? if so what is the approx delivery date ? can the authoraties stop the building if no licences are in place if so will this not just delay things even more as i assume nobody would actually complete without building approval .
i am not wishing to be negative towards roda just a little sceptical of there motives as there has been so much false information regarding phase 4 .

Sorry, but the materials have been moved over to the front line villas, so nothing going on with the apartments. Have put on a few random pics of phase 4 areas and will report on any activity

The last pictures we saw of phase 4 were here: http://www.rodagolfinfo.com/2008/06/03/roda_golf_and_beach_resort_phase_4_changes/ We've been keeping a close eye when we can because we have friends who are waiting...and waiting...for their apartment to complete. These pictures did at least show some progress, so they remain ever hopeful! haha

How will we know if Roda has got the licence to build so we can begin the countdown of 18 months to completion?

just a quick one on phase 4 planning issues.If phase 4 apartments have recently gone for planning they will need to comply with the new regulations. in polaris world resort (condado de alhama) they have a similar situation where there next phase El mirador falls under these new regs. the new regs state that you must  have solar panels on the roof top with a minimum square area to supply all the apartments in the floors below. if thats the case you may have to say goodbye to the roof top terrace unless you would like to be living in NASA.

I hope im wrong (AGAIN) but worth checking it out.

I just posted This information to Ace and ment it for general viewing.

My wife and I bought a duplex apartment in phase 4 in October 2006 on the basis it would be completed April 2008. I wont bore everyone with what has happened  to us since we signed up, except to say that we have now employed a new lawyer who is demanding answers from Roda as to what exactly is happening and when.

I have read with dismay some of the other comments posted about phase 4 and to now read comments about what may happen with the roof terraces, is frankly unbelievable, however so was the claim that our apartmnet would be ready for April 2008.

I hope to have some information from my lawyer within the next two weeks and will keep the forum posted on what I find out.

I HAVE JUST NOTIED ON THE COVERA FORUM THAT THEY HAVE FINALLY GOT THE LICENCES FOR IT FROM TOWN HALL AND I WAS WONDERING HAS ANYONE HEARD IF THEY HAVE HAD ANY LUCK WITH THE LICENCE FOR PHASE 4 AS WELL (OR AM I JUST CLUCHING AT STRAWS)
