We're completing on Tuesday next week by POA in Jardin 11. Just got to save up for some furniture now!
Had EMail from my Solicitor today with the habitation certificate attached. I've asked her about the Fin De Obra, awaiting response.
If anyone is going over soon can they try and get some pictures of parts of the site not already posted ( ie Sports Facilities, entrance to the site etc)

Pleased you have had a good holiday - the resort is fabulous isn't it? It's going to be fantastic when it's all done - let's hope we have all made a wise investment.
Try not to worry too much about your lack of mortgage offer at the moment - easier said than done, I know from experience! If you remember I was really stressing out a few weeks ago but we got the mortgage offer from Bancaja just two working days before completion and everything just seemed to fall into place at the eleventh hour. Although in the end we had to just sign Power of Attorney whilst over in Spain - our completions took place yesterday. Had an e-mail this morning from Solicitor to confirm everything has gone through. Can't wait to get over there in August - have just booked Polariar to instal air con before we go out. They will collect key from PW and have said we can pay them when we get over there. Have also booked the furniture shipping company so things are now happening at quite a pace!

Welcome back to the stress zone, Glad you had a good holiday.
Heard from my solicitor yesterday to say completions had not even contacted him yet so we're as stressed as you.
Looking at all the other postings it will all come together eventually we just need to behave more Spanish and less British and stop worrying.(easier said than done!!)
Anyway, won't be long now and we will have that drink to toast our new neighbours.
We are over in 3 weeks so as promised I will take loads of photos and post them soon as we get back.

I am still waiting for news on completion having passed original date of the 17th June.
Apparently the local authority engineers have carried out inspections and approved properties but the final document a Cedula
is still being produced. Without this the electricity and water companies will not supply. This is reason why Polaris are leaving properties connected to their supply.
There is no date as to when this document will arrive. If you complete without it I have been assured it is only an administrative delay.
I employed a lawyer to check everything is correct so will adhere to their professional advice.
My bottle of Cava is getting really cold in the fridge, however I think my wife will open it anyway and buy another !
I have waited two and a half years so a little longer should not be a problem.

Hi all
We're going over on Monday for snagging and NIE Numbers our completion was supposed to be on Wed 25th but our mortgage company GE Money Bank won't release the money because of 'Acta de Fin Obra' (Licence of First Habitation) is not in place. Its strange how other mortgage companies have released the money but not ours? So we are now going to have to give POA to our solicitors. While we are out there we want to open a Spanish current bank account. Does anyone know if you are able to obtain a bank account straight away on the day or is a case of just giving details and then waiting? can somebody help? Keep up the good work on the Forum its so informative and without it we would not know whats going on.

You can open an account on the day whilst there, we did at easter, and got the internet access etc sorted then and there. The only problem is getting the cheque books and cards. They take about a week to come through to the branch and the bank, or at least CAM, will not post them to the UK. So if you're there for a week or so open the account on the first day to give them time for the cards to come through other wise you will have to leave them at the branch and collect on your next visit.

Thanks for the info. It has put our mind at rest. We're only out there for 3 days but we can always pick cheque books and cards up another time. Will be another problem out the way once we've done that.

Just got back yesterday. Was supposed to complete on Thurs but, due to the absence of 2 documents, I didn't and have left the POA with my lawyer to complete. Firstly the Licence of first Habitation was not ready - the lawyer not happy for me to complete due to this. Secondly, the works completion document was not ready so the banks' representative, who had turned up with the cheque, was not happy about that and said the bank couldn't give me the cheque. Their were severeal others at the Notary that day and all of their banks did the exact same thing and witheld the cheques.
All that said, I did get two MAJOR things established whilst I was out.
1 - That Puerto de Mazarron (that's the town itself and not Bolnuevo - which is where I had been on the inspection trip) is a fantastic place. It truly is a fabulous place close to our apartments. A bit tricky to get to/find the actual 'Paseo de Maritime' but worth it when you do. Like several other I spoke to, they initially missed this best part of town. To get there then use the following directions:
On descending the hill towards the Bolnuevo/Mazarron roundabout take the left exit towards Mazarron/Cartagena, at the next roundabout turn right onto the N-332 Pto de Mazarron/Cartagena road. Follow straight on until you go through the shops etc and until you get to the roundabout where you see a kiddies' carousel/Hippo hamburger bar. At this roundabout go all the way round back onto the road you have just come down and take the first exit on your right (signposted 'no buses'). 100 metres along you will find the marina/beach/restaurants/bars etc and an underground carpark which is really handy.
2 - I have found a brilliant shop on the same road (n-332) called Gines Navarra - they sell everything from a needle to an anchor and their prices are pretty good. I got my washing machine, dishwasher and large fridge freezer for €1197. All Zanussi and all with a 2 year warranty and delivered and installed at the apartment free. I also got a double and 2 single matresses (good quality) for €298, delivered. It is a fabulous shop, huge with some really nice stuff. I got 10% discount on the white goods and 15% discount on the matresses and the other bits and bobs I bought. It is on the left just as you turn onto the Pto de Mazzarron/Cartagena road as described above. (also watch out for the spin speeds of the washing machines as, unlike in the UK, many of the machines are 600 or 800 rpm spin speeds - the machine I bought is 1000)

Did Polaris agree to pay for the POA as they have done previously?
We were taken to the Puerto de Mazaron by our agents when we first looked at buying in Murcia. It really is a nice place, however it took us another 3 visits to find it again It really is tricky.
We now have the directions to the underground carpark programmed into our tomtom which we will be testing when we go out in July.
Think we've passed the shop you were talking about - we'll have to pop in next time.

Just found out from our Lawyer that we will have to postpone our completion date of the 27th until PW get the First Occupation Licence, she has been told they should have it by next week.
I'm glad now we took the POA option

we are on 11 due to complete 17th June now completing on 2nd July had confirmation everything in.
It was the cedula that held things up document to get utilities connected

My hold up (and pretty much everyone else who was completing last week on Jardines 4 and 13 was the Licence of first habitation and the signing of of the works by the builder/completion certificate. The lawyer not happy with the first thing and the bank not happy about the second!! Just wondered if anyone else has heard owt.

I'm on Jardine 4.
Completion was set for 30/6.
Solicitor chased PW this week, who advised habitation licence not ready, solicitor won't complete without unless i said yes, he advised me not to.
He has now advised 22/7 for completion when everything will deffo be ready (I'll be in Turkey........ POA sorted months ago).
Note that the bank however were willing to provide the mortgage to complete.
Without the habitation licence you cannot have utilities connected, so why rush ?...............
And by the time i finally get round to put in aircon, and furnish i will have a raft of experts able to advise me on such things

Don't think so! Everyone seems to be completing about two weeks later than the original date, in most cases by POA, as we did. I only know of one couple that completed on the due date whilst we were there and they completed without the Habitation Certificate. It's a pity the Town Hall can't get their finger out and catch up with the issue of the Habitation Certificates as then people could actually complete whilst they are over there. We are all making fairly costly trips to Spain only to find that we aren't able to complete. I know it's not a big problem but it is a little disappointing when you go over to Spain all excited and come back without the precious keys! And for those of you going to Spain in July/August, the flights will obviously be expensive because of school holidays.
Let's hope the Town Hall speed up a bit so that the rest of you can complete on your allocated completion date. Good luck!
