Taray have confirmed in writing (not that it means much) that phase2 will be completed in June/July. This included the pool also. LFO will then take another 2-3 months Taray have said. Getting a mortgage will take 2-3 months just now but I forgot to ask what valuation the bank will use and what % loan to value. I have since been told the banks are changing the offers all the time and to wait until nearer the time to pick the best deal.
Mick - thanks for the photos, they show how well the site is progressing. My contract says 92.81 sq.mtrs and building of 75.23 sq. mtrs. Taray sales told me "the gardens on phase2 will be the same as phase1 but phase2 will be better off as car parking will be provided in the secure area, not on a drive way. Therefore the whole space will be usable garden ground." Another lie by Taray's sale team as the only car that will fit in 2.5m is a smart car and the garden size is smaller than phase1. Just enough space for a chair, bbq and a table with a cold beer on it. These extra couple of inches make all the difference - just ask any woman!

I think you are getting confused regading the area of garden / outdoor space, They are smaller than phase one, But you still have the area that yuo would have parked a car on, If you look at your plan, Across the front of the quad it is 6m, from the front door to the gate is 2.5. from the front of the gated utility area to the front ( gate wall ) 8.8m. across the front of the utility it is 2.46m. Which gives you a total outdoor space of aprox 36.46sqm. Hope this helps. Regarding completion I still think it will be the end of the year. From what I was told when i was over last week for our complex to be complete,,that all the infrastructure for phase two would have to be in place, that include all walk ways roads gardens ect around the area's that are not yet being built . I am not sure how long Taray break for holidays but this also would affect completion.

Thanks for the photos - they are great - can't believe how much has changed since we were over at the end of January. Looking forward to being back over mid June.

Thanks for the measurements. I have uploaded the plan from the contract and wonder if you or anyone else can translate the headings in the grid at the bottom of the plan, so I can make more sense of it?

Mobiliario ( Furniture ), Superficics ( Area / Surefaces, ) Baja ( Lower ) Primera ( First.) I think that the two totals could could mean that the property & land area will be no smaller than 75.23m2 and no bigger than 92.81m2 not really sure, But some one wll know.

Taray sales told me SUP. UTIL was internal useable space and SUP. CONSTRUIDA was the external total build size.
Thanks for the sizes Mick, Taray told us in March 2007 the front of the quads would be the same size and able to park a car in ie about 4/5 meters. Just one of the many lies we have been told. I think you are right about purchasing dates, the end of the year is most likely. Almost 3 years after we signed. Roll on Spring 2010 when we can start enjoying San Cayetano.

Cbrammled. Hvant been out with a tape measure so can only use my beady eyes as a guide but sorry to say the quad gardens look significantly smaller on phase 2 as are the bungalow gardens. Some of the gardens on phase 1 in the inner quads are huge and have their own swimming pools! Like i say no tape measure involved here just something i noticed as driving past!

Thanks Tina. I think most buyers on phase 2 will be really disapointed in the size of the gardens - not enough room for a paddling pool, but at least we will have a real pool unlike phase 1 (lol)
I'll just have to add the garden size to the growing list of Taray lies.

What size pool would you consider to be a real pool? What size will the pools be on phase 2?
phase 2 is moving quick and everyday i see a change, im sure the size of the gardens should be on the plans so hopefully not too many people will be dissapointed

I am happy for you that you have your pools Cbrammeld however rather a shame they are behind such high walls, fences and electronic gates. Do taray plan to put barbwire up to match? Enjoy your swimming pools and thank you for the sensitive post regarding the phase 1 leisure area.

We are purchasing on phase 2 & were recommended this forum by somebody we met on the phase 1 site whilst we were there over Easter. All the people we have met whilst walking around phase 1 have been really helpful & friendly, but it worries me that we may end up next door to someone like cbrammeld who seems to constantly moan, stir up trouble & have a dig at all the people on phase 1.
Everyone we have met loves their houses & all are very pro Taray so where does cbrammeld get off on constantly complaining about Taray who it seems are trying to do their best in the current global economic climate. At least they are continuing to build. We have friends who bought 3 years ago through another builder & they haven't started digging the roads yet let alone any houses. Everytime we go over we see more progress.
We were told that the pool on phase 1 would be bigger than our pool & we would be able to use it for a small fee plus use the tennis courts etc

Hi everybody we are buying a townhouse Number 14 and have just received a email from our solicitors to say that Taray have confirmed to them that our property will be finished in June and will be ready for completion in September with supposedly the LFO granted at the same time!!.
Has anybody else had contact with their Solicitors regarding there completion dates?.
Our Solicitor is called Imont Legal Services we was just wondering if anybody else has these?
Also we spoke to our Solicitors and we asked her about getting a mortage, has anybody started to arrange there mortage as yet?
as now the property prices are a lot lower.

I do not constantly moan, stir up trouble & have a dig at all the people on phase1.
For your information I have NEVER criticised any one on phase1 or2.
I am a realist, I do not wear rose tinted spectacles. I look at the bigger picture not just one little part of it and yes, I do have very high standards. I have praised Taray several times for their deveopments but I hate being lied to. It is probably the thing I detest the most. Unfortunately Taray having been doing just that for over 2 years to me know. All I want is Taray to deliver what is in the contract and at present Taray is no where near that. I am sure everyone you spoke to loves their house - I have continually praised Taray for their build quality or have you not read those posts? Several times I have said phase1 is maturing nicely and if it is maintained properly it will be a fantastic place to stay.
For being pro Taray? - Taray's actions or rather lack of actions have cost everyone thousands of pounds and a poorer quality of life at San Cayetano than was promised. I do not need to mention pool, club house, golf range...........
People like Tina are doing their best to get the truth from Taray about what is happening and when at San Cayetano. Instead of criticising me, perhaps you should help Tina and others put pressure on Taray to get it right on time and every time.
I hope your friends are executing their bank guarantee for their property. If Taray stopped building, those on phase2 and some of phase1 would get their money back with their Bank Guarantees. It would be those left on phase1 that would really suffer and that would not be nice. As phase2 is sold out, it is in Taray's financial interest to complete.

We are hopefully buying a quad on phase 2, signed for when the exchange rate was a lot better !!
Taray site office told us our quad would be completed in October, altho our contract says Feb 2010.
Our solicitor is also Imont Legal Services and we have found them very helpful so far.

Hi Jane and Lee - you asked about completion dates supplied by Taray & mortgages.
Our Solicitors (Aniorte Abogados) were told by Taray in January 09 that completion would be in Sept 09. This was after we started to panic about completion and the lack of anything in writing other than our contract which gave a completion date of 28 Feb 09.
We've heard diddly squat since then - [not that we're bothered - we check on here most days and that's our comfort blanket] - except for some advice that Taray have already set up what's known as a 'developer mortgage' with banco de valencia. The solictor reckons that if we go with another lender it will cost us E3000 in additional legal fees - searches etc that Taray have already done. We haven't looked at the paperwork that Banco de Valencia have sent us, but we do intend to compare the meerkat before deciding what to do. Don't even know what the LTV % is with BDV.
We're coming out to SC for 5 days 24 May (crap planning on my part - we'll miss the home SAFC v Chelsea slaughter) to sort out NIEs, look at furniture packages, check out the bars etc, maybe bump into a few 'posters' who live there (hopefully not the pooing dogs tho).
As for Taray, yes they're late, but we 'ordered' 2 years ago and I think a 6 month delay/estimating error isn't really beyond what you would expect given the unexpected problems that can arise in the construction industry. But it's easy for us to say that because we're not relying on our house being ready to move in. Optimistic is our view, maybe with bit of nervousness added - bit like our chances of not being relegated.

Have just come accross an interesting advert for quads at 187,000 euro with a fixed rate of 1.45 euro to £. Features clubhouse with restaurant and a variety of sports facilities, including tennis, football and paddle and communal pool. It doesn't state these have yet to be built!!
It would be great if all phase 2 buyers could get the rate of 1.45 euro to £ !

Are they on phase 1 or phase 2? When we were over a couple of weeks ago we were told there were some bargains on phase 1 as there had been several cancellations & because Taray had kept 25% of the value as on the contract they were able to do some good deals on these cancellations which might explain why they can do the exchange rate at 1.45 on those properties.
Would be nice if we could get 1.45 on phase 2 though!
