Thanks for your reply to my questions, We are going out to San Cayetona at the begining of October, We hope to do our snagging at that time, I thought with Taray saying that the house was finished, power & water would have been on, The reason I asked if builders are still on site, I thought that they may have step ladders & extention ladders to do the snagging with.

Water may be connected to the property but electricity cannot be connected, either builders supply of there is no COH, or premanent supply, if there is, untill you have completed
We have carried out a number of inspections on this site and you should have somebody there with you from Taray when you do the snagging inspection who will put the defects on an OFFICAL form which should be submitted with your paperwork when you complete at the Notary
A>s importanly the form also comtains an agreement fromTaray on the fix period for repairs, 30 days
I can´t understand why you would need a step ot externsion ladders for snagging you need , a good torch to check the bathrooms and behind cupboards, a spirit level to check the water runs on patios plus levels on basins and doors. Making tape to mark the defects and a camera to record them plus binoculars to check the roof
Also advisable to take cleaning materials especially if there hasn´t been builders clean
MASA will not asist you with the snagging and yes you cam get an NIE in a day and you must now have one to buy a property

Hi
If you don't have a ladder how do you check the roof and the Sola panels. Not sure which type of sola panel Taray have used tube or flat units, plus how does the pipe-work enter the building and what sort of controls are fitted.. Do Taray provide manuals.

you cannot check the panels, controls and functionality untill after you have completed and normally on the first inspection this is not checked apart from a visual check using the binos which allows you ti check the tiles and ridges etc

I have posted some photos taken this week. I had a little problem uploading the ones dated 26/8 which do not appear, so ignore those for that date. The ones that did upload OK show the green area outside phase 2 and some more of phase 2 and the pool area. I also managed to get a plan of the sports/pool complex for phase 1 which I have also attached. They were still working on it as I walked through the complex, and the sales office said they are hoping for it to be completed by the end of the year.
I must say I was pleased with the general quality of phase 2 and the property itself, though the gardens are a little smaller than I expected. However overall I think everone will be very pleased. The green area is vey spacious and should look beautiful once it has matured.

Thanks for the photo's, any news to when people will be completing on phase two. Did Taray say when they expect to get all the licenses in place. We are out in October not sure if Taray will be ready for us to complete. Are any of you buyers on phase two going to be moving out permanently.

Hi All
Our lawyer has contacted today to say that they are expecting the licences in the next couple of weeks. Has anyone else been advised of this. For the peole that have been waiting a while on there licences can you advise if your lawyers had advised that the licences would be through and you are still waiting or do you think that this will be true.

My lawyer told me that Taray have informed them it will be ready this month (September), though I will believe it when I see it , based on the experience of the earlier phase timescales. Have you been over yet to look at your property aaaaand what did you think if you did?

I was in the office last week checking a property on Phase 8 and was also advised that the COH would definatley ne through this month
I was also advised that if people wanted to ceck and snag theor properties before the COH is over that they would pefer this so that they could get on with the repairs
The property that we checked was opposite the pool and had a reasonably short list and the pool was ready and cleaned
One tip, as we found a defect on the roof tiles where some flashing was missing, where it meets the ventilation stack, is to take binnoculars so that you can check this area
Again no water or electricy connected at time of inspection which is normal

Hi All phase two buyers.

If you habve a look in the local Spanish papers online, Costa Blanca News, The Leader or Coastrider you will find ads for people that will get you an NIE in a day, cost typcially about €50 each and they go with you to the police station and do the paperwork
Also your lawyer will know somebody

Hi Everyone
Has anyone on phase 2 completed their property?
In our contract, it says the completion is end of July 2009. We have received a letter about mid July from Taray saying that the property has been completed and we can now go and visit but Masa has told us not to arrange any travelling until they have informed us to do so.
I have sent an email to Taray about 4 months ago and they said the completion is July but by the end of September we will finish the paperwork but so far no contacts from them.
is anyone in the same boat? I appreciate it if you could reply to me.

I have now carried out a number of snagging inspections on this phase and the properties are finished to a very high standard, everything is installed, the the pool is finished and the infrastructure, water and electricity is in place
There is a security guard based on the gate provifing authorised access and they will alllow buyers to visit their properties
Taray tell me that some people in the apartments have already completed
The only delay now, which is totally outside the control of Taray is the COH
We have sample reports if this help, measurements of rooms and windows plus photographs available plus our buyers guide

Hi All
We are completing on a quad on 14th October. Our solicitor has also informed us that Taray have applied for all the licences in July and are now waiting for them to be issued.
We have our own independent solicitor who has kept us informed of progress at every step, also he has replied promptly to any questions or queries we have had along the way.
