Hi
we are close to completion - we think; we've got the mortgage thru and we are now only waiting for Taray to provide the bank with the certificate to say the builiding work is complete. They are prepared to go ahead without the habitation certificate.
We are in No 17, on the corned of the four that face the pool:
I would be grateful if anyone could tell me the street name? We need it for the buildings insurance form.

We have been told that all that is missing is the Cedulla (habitation license) and that there is someone from the builders at the town hall every day waiting, it could be any time between now and the end of the month.

Our mortgage has been agreed in principle and the offer only stays open for 1 month before we have to apply again, so i would fully expect to have completed before the end of November. We are plot 13, townhouse by the pool, where are you?

We have completed but without the LFO. I am sure the LFO will be issued soon but our Lawyer insisted Taray give us another bank gaurantee for another year.
Everything looks fantastic on phase II and i´m sure no-one will be disappointed, Taray have done a great job and all the houses are finished to a good standard

Don,t want to be the bearer of bad news but don't hold your breath over the issue of the LHO. We moved in to Manzana 5 in April last year and we are still waiting for the LHO to be issued,on the up side we have had free electricity and water for 19 months.
Anyway coming to living in San Cayetano was the best move we have ever made hope to see you all in the bar when you move out here

Just back from our visit to San Cayetano, Sorted N.I.E number, oppened bank account, snaged property. Its looking good properties finished to a high standard. The complex is looking good. Taray have two show houses on phase two one a quarter and one a terraced house. Taray have still got 8 quarters to sell on phase two not sure how many terraced that are not sold. The only proplem I found was the access to phase two from the village,The walkways are not finihed all the way to the village. The council have started the new road down from the school to the village including the bridge over the dry water bed. You have to walk round the road or up a tempary walk way that they have formed from the village to the school, which is ok in day time but is not lit up at evening time. I was told in the sales office that the pool on phase one would be open for summer 2010 and the rest of the complex finished September 2010. Not mutch to see at the moment ,the footings and floor slab are in place buts thats all. Not sure when all licences will be in place for phase two, I will be waiting for them all being in place prior to completing

Yes we have completed without the LFO, though this was against the advice of the solicitor and we had so provide a statement acknowledging that. Bankinter were also a bit fussy abouyt it as well - the Murcia branch had to get permission from their head office on Madrid; but in the end it all went through.

Can any of those that have completed on Phase 2, especially the Quads, advise what the situation is with community fees? Have any been set yet and if so what is the cost? Also if anyone could provide an indication of water/electricity monthly fees that would be useful, though I know it will depend on usage, but I guess there will be a minimum cost even when not being used.

Hi,
we completed in October and haven't heard anything from the solicitor about community charge, utility bills etc; still on builders' supply.
