We have received it as well. The mortgage information looks promising. If I have read it correctly a rate of 2.75% is good. With the pound slowly recovering and a low interest rate, things are looking up.
Taray are requesting everyone to make arrangements to sign the title deeds - is it not to soon to do this as the LFO has not been granted? and knowing the issues on phase1 would it not be best to wait until the LFO has been granted?

We have not had any such e mail from Taray. But, I have been told by my solicitor that the developer mortgage is not with Banco de Valencia as were informed by Parador; instead it is with Bankinter. Wasted a lot of time there then.

Hi,
We have got the info from Taray via my solicitors now.
We are on Manzana 8 - no 17 - facing the pool at the end of the current construction; a townhouse in the block of 4 at right angles to the other rows of quads etc.
approaching the final furlong it seems.

Hi All
We are townhouse plot 13, looks like we're next door to Jane & Lee and opposite Laverymj.
Have heard nothing from Taray but we bought through MASA not direct so that might be why.
Completion date 15th July is good news but we can't get over to complete until October.
Hope last night's documentary didn't put too many people off buying, but it would be intereting to know how much our properties are worth now.

Hi
I have received a letter today from Taray to say that my property would be ready on the 15th July 2009. I was sent the same by e-male last week. I responed to the e-mail to ask a few questions regarding what is ment by complete. I gave them a list of licences that I would require to be in place before I would complete, I have had no repply as yet. Does anyone know if Taray have all licences in place to complete in July.

We too were told last week that they wanted to complete as soon as possible after 15th July. But our solicitor told us that Taray does not have the habitation certificate and one other document and that without these we would be under no obligation to complete on 15th.

Hi everyone
Does anybody know what are the Licences that need to be in place before we can complete?
Is anybody planning to go out to view there properties soon? if so could they update the photo site.
Has anybody used Bankinter for their mortgage?
WEll done to everybody invovled in chasing Taray regarding the sports complex on phase one

Taray have said they do not expect to have the habitation licence until September. Until that date I would imagine most good solicitors would advise against completion, just look at the issues on phase1.
I have sent several emails to Taray, as has my solicitor, with quetions about the development. Taray have not replied to me or my solicitor so I would not be concerned, they just dont like answering emails. They dont reply to letters or faxes either.
If you have ready cash there is nothing stoping you completing, just like many on phase1 and living in the sunshine on free water and electric. now that sounds good.
Did any of the letters mention if the pool on phase2 will be ready by the 15 July?

We are applying for a mortagage from Bankinter. They will loan 70% of the purchase price (excluding IVA) over 25 years. There is a set up fee on 0.5% and the interest rate in 1.25% above (annual) Euribore. This equates to about 2.9% currently and is as good as anything anyone has come up with and as the set up fee is a fraction of the €4000 we would have had to pay to go elsewhere, it's a no brainer in our view.
It's a 'subrogation' mortgage, which in Spain happens when you buy a house 2nd hand: you take on the mortgage that the previous owners had to avoid paying tax that would otherwise be levied on a new loan. Taray have set this up so we are, to all intents and purposes, taking on their mortgage. You also don't need any valuation reports. You take on the loan as it is, terms and conditions etc, though Bankinter confirmed to us that we can vary (without cost) the repayment period downwards from the 25 years and take less than the 70% LTV they are prepared to lend.
They have told us that it will take 7-10 days to get a decision once all the forms were received. Now we're just waiting. We may not hang on for the habitation licence.
As for the pool being ready on 15th - our understanding is that all facilities and infrastructure are supposed to be in place at hand over - roads, pool, landscaping etc. Perhaps someone whose on site can confirm the progress.

hi all,
just a quick hello as i know some of you are using ann and harry for your furniture. we are in block 7 penthouse on phase one and have only just signed and got our place furnished. Wewent over for the weekend and the furniture and accessories are out of this world, i have put on a longer post but just to reassure those of you that have handed over your money and was in the same boat as me at home wondering wat are you doing! they do a brillaint brillliant job, i could not be happer!

I have received my letter from Taray today. I was interested in the comments about the Bankinter subrogation mortgage as this looks a good option. I see Laverymj has considered this, but have any others looked at this route or found any other better mortgages?
The Bankinter option could be useful If it is a comparible offer and it saves on set up and valuation costs.

Hi All
Does anyone have any news on mortgage deals we have been advised that Taray did not have a builders mortgage attached to our property so unable to consider taking that over. What have other people managed to secure in relation to percentage to value and percentage rates. Also does anyone know what the latest property values are for the bungalows.
