I presume these quads were on phase 1. Advert didn't specify. The estate agents in Los Alcazares for 139,000 euros I think must be for one where someone couldn't complete and lost their 25%. I really hope this doesn't happen to us as we are so looking forward to living in S.C. but still have to sell our house in UK to complete.
An exchange rate of 1.45 would certainly help.

The 1.45 euro to the pound rate that everybody keeps quoting only refers to your initial deposit of 3,000 euros (£2,000). Regardless of any profit that Taray may have made on property deals that have fallen through, no way are they going to offer 1.45 to the pound for the whole resale deal. Anybody out there that knows different for absolute certainty please let me know and I will buy another property myself.

Just uploaded photos from our recent visit to SC.
We were told that building should be complete in June/July and paperwork ready September/October.
You can see from one of the photos that the pool and green areas are well under way and I've included a picture of the plans for the recreation area, which should be started in May assuming there are no objections from owners of adjacent properties, see the thread "Where is the pool?" for further details.

Parador have told usthat Taray advised them last weekend that "they are anticipating handover and signings to take place in September 2009. They will contact you before then to advise specific dates."
This confirms what Taray told our solicotors in February.
Coming over 24th. Looking forward to it.

Just got back from SC - sorting out NIEs and looking into furniture packs.
Taray told us that the houses are almost finished - fitting the kitchens is all that's to do. There is work going on to complete the paths etc and the pool. They are confident for a Sept completion date and even suggested that August may be possible then added that they have still to sort out utilities so that is unlikely.
Maybe I'm just being thick (Lol) but I hadn't realised how far away these houses are from the first phase and the sale office; last time we were out they had only just cleared the site. It's not going to be any easy wealk into the village (If and when Taray starts building the next phase) I took some photos - but they are from distance as they wouldn't allow me into the site. I'll put a couple up for those who don't know.

I have just posted some photos of phase 2, received from parador properties.Sorry for any duplications.
Hope you like them.
My concerns are what the site will look like - only part built, surrounded by waste ground, and no green areas? and no promised commercials on phase 2 or phase 1. And will a wall be built to enclose the swimming pool on manzana 8 from the open field?
How can anyone be sure that taray will return to complete the site? I think its very doubtful.

We didn't even have to do that, my wife, 2 kids and I just strolled on site and even got into one of the properties that was being worked on, to take some photos. There was a more official person at the exit that didn't seem too happy that we had got in though.

I've uploaded some photos that I took last week. Must confess they predominantly focus on our house - 17 on the left of the block of 4 at 90 degrees to the other blocks.
The first three are taken from the road between phase 1 and the Taray sales office (which would be on the left) and you'll see the quads 39-46 on the right. On one you can see blocks 29/30 in the background I think.
last 3 pictures were taken from the corner of the village - near the hairdressers, and the Taray sales office would be ahead on the right. Close up of 39-46 again.
In relation to something said in another post, from what I saw, there's no field anymore (except what remains outside of the fence) - the area is all marked out with kerb stones/roadways in place ready for the next phase. My problem would be how to navigate a safe route to the village and the muck that will come our way during further development..

How are all you phase two buyers progresing, regarding preparing to complete on your properties. I feel in limbo, not sure when the property will be finished and what I will need to do when it is. I have read about all sorts but still unsure. One thing that concerns me is when the site is finished, will we need to set up a community. If phase two is not being built will the plans be amended to show that only phase one is the community. Do we need to set up a committee or tell Taray that until phase two is built and all buyers can select a committee that thay are responsable for fees in the up keep of phase one. Does anybody know a updated completion date, How many of you are to be moving and staying in Spain.

When we were in SC around 27 May Esther told me that the building work on all properties was complete. They had just put all the light switch and electricity socket covers on. The final job was to fit the kitchen units. There were workmen on site but they appeared to be working on the roads etc. Esther told me that they are expecting formal 'completion'/handover in September.
We've heard a rumour that some people already have dates (for september), but we've not heard anything and our solicitor's advice is to be patient.
We won't be living in spain.
Other questions you raise are beyond me! but I'm sure others will be able to explain.

All the cranes on phase two have dissapeared today.
You wont be able to set up a commitee and elect a president until you have the habitation licence. We live on Manzana 5 on phase one and still no licence,no president and no committee.Best of all ,still on builders supply for electric and water and no taxes as yet.

We completed at the end of May last year, the benifits being we have had builders supply of water and electricity.
We have had no problem living here without the habitation licence, think the only thing is that you cannot modify or do any alterations to the outside of your property until it is in place.
The other thing is ,if you have a mortgage, some mortgage companies will only let you complete if the licence is in place.
We were told by Taray months ago that the licence had been applied for, but still nothing as yet.A bit like the pool on phase one!!!!!!

Has anybody received this E Mail from Taray today We would like to inform you that the next July 15th the works to finish completely your property will be completed so from this date it will be possible to visit it and make the appointment with us to sign the title deeds.
For this reason, we would appreciate if you get in touch with your agent or your solicitor in order to organise with us the schedule at the notary.
We are at your disposition for any consultation that you may wish you make.
We are number 14 on this phase
