Have been off line for a couple of weeks.... thanks for info on the road but does anyone (those that perhaps have visited recently) have any further news on what is happening with the electricity - generator or no?

I like to doddle, scheme and plan, so I have been putting my head round how our Community Budget might look like. purely in the interests of R&D.

I'll post this on the Prienesur Duquesa Community Of Owners thread.

Now, what was the instructions ? Oh yes, light blue touch paper and retire to a very safe distance.........

It is very hard to forecast, because initially Prienesur will appoint the management company and the fees will be set and I believe there is nothing we can do until the phase has fully completed and even then I think they run the development for a year. 

Reading Cancan's post it seems it is a licence to print money on their part, but we can I believe oust them after a year and set up our own committee.

Edited post to add: thinking back to when I first purchased my solicitor said that if we worked on 2000 euros a year to cover, utilites, tax and community fees.  He said that would cover it.

I found this on another forum.
Two weeks ago, I went to Manilva and spoke to Paco who is at the sales office and confirmed to me that the 1st Occupancy Licence for Blocks 8, 7, 6, 5, 12 & 11 has been approved. The Town Hall confirmed to me this too. The blocks 13, 14, 15, 16 will get the licence in December and the rest of phase 1 in about 6 months.
The developer wants to start signing in November but you will receive a letter with all the details.
Good news for some of you!!!

Just received the following from MRI

  Here is the latest update for you regarding Arenal Duquesa.
 
Phase 1 and 2 are completed, and the following blocks 4,5,6,7,11 and 12 have been issued with act 16 habitation licenses, which is good news indeed. The remaining blocks in these phases are expected to have licenses in place in the near future. The remaining phases of the development are still under construction.

I'm surprised that they haven't let all the solicitors know asap.  I'm in Block 16 so it looks like I fall under the banner of - and I quote :o) "the near future" . I especially like the bit that says "which is good news indeed" - Hallelujah!

Bad luck, CanCan, I'm in the same boat.

But it's maybe not that bad when you think about it.

There's still a fair bit to be done around the site even with the Licence granted, so we will let the Early Birds take the heavy lift, get it a bit lived in, test the pools, heck, even test the lifts, just in case there are any problems.

Now, where's my cigar.........

WE have just recieved confirmation from our solicitor that the licence has been granted , dont know why it took them as long as it did to inform us what we already knew through this forum.But it has arrived Hoorayyyyyyyyyyyyyyyyyyyyy.

Thanks CanCan for your posting.

We are in Phase 2 and there isn't as much information available as there is for Phase 1. It would appear that the upgrading project for the road on our side of the development might not delay completion too much for those who would access their property from this side. I had visions of this taking us beyond next summer due to access restrictions. When we were out in June there was no access to the underground parking entrance from the road and I have not read any posts until yours suggesting that this has been resolved/completed. Has anyone else heard more about completion for Phase 2 apartments? Maybe we'll get in just after the New Year?

There is an announcement on Manilva Life (link below) regarding the work on the new road. It states the work will take 12 Months!! Thought it was suppose to be a quick job.

Well I spoke to my solicitor's office yesterday (she was out AGAIN) and they didn't know a thing about the licence. AND we lost the rugby...........chocolate I think. Lots of chocolate.

Whilst i, and some others,  have had confirmation from lawyers and mortgage broker that the licence has been granted i was informed  yesterday that nobody has, in fact, actually SEEN this licence yet.  No copies have been sent to any lawyers so it seems there is no real proof it exists. Apparently the site is supposed to be opened up for valuations next week but until this happens nobody can go any further anyway. And lets face it, next week or next month never seems to come with these people. Completion dates from the developer have not even been advised yet so I would expect it will be at least december before anything happens again! its an ongoing bloody nightmare this, every time we receive good news somebody takes it away again. They can keep it until easter now as far as i am concerned, its no good to me trying to sort it all out over christmas when life here is hectic enough. A fresh start in the spring would be better for me than paying a mortgage on an apt thats probably not going to be used over jan feb or march anyway, especially whilst the road and rest of site is being worked on anyway. However, i predict that a week or so before christmas everyone will be having to get flights and go out and sort our new homes out amidst all the chaos of christmas as i can't imagine any of us will not want to get out there and see this miracle completion through ourselves!.

We went out there one January Suzanne and it was 80 degrees!! Not sure that was typical, but it was fabulous weather. Anyway, there's no way I'm going out there in the run up to Christmas. I'll go mad. They'll have to wait for January. Who am I kidding? With this lot, we won't be out there till Easter anyway! What I want to know is, what kind of champagne are we going to christen these flats with? Bolly I reckon......we've had enough of that to deal with in this project.

Hello, to the questions of if really  the  license of 1  occupation:

1º have  spoken with the town  hall and blocks  say  to me that they  have, given the license to the apartments of Mercadona zone ( blocks 4,5,6,7,11 y12 ) already 2 weeks  ago

2º that the works in the Peñoncillo have begun already and that  the  accomplishment not only depends on Prienesur, with what they must be realized not  3 monts

Hi everybody in The Arenal/Prienne Sur development, although we are in Coto Real just up the road, I thought you would be interested to know, the new road is underway, and there is a lot of work going on in your development, I think you will soon be making progress and some of you completing, it all looks very very nice. it will be nice to meet up with some of you when you have moved in.
