Completion of phase II

Welcome to the wonderful world of Don Juan.  What you see is not what you get! We're in DJ1 and no sign yet of the lush tropical plants illustrated in the brochure.

The windows in our lounge or bedroomn are so close to the edges of the wall on one side that we can't put up curtain rails in either.  A gap of 10cm in the lounge and 4 cm in the bedroom.  (hopefully we'll be able to put up the aluminum tension wire that Ikea sell and hang voiles)

But DJ residents are such lovely people we forget the minor problems and enjoy our apartments. Only wish we could get over to Spain more.

We were in our apartment in November 06 it was completed then wall tiles the lot in the kitchen but no hatch.   Our lawyer conacted the developers,  He asked us to forward brochures and plans., which we did.   Apparently in Spain they wont rectify anything untl after the snagging list is presented.  It will be on our snagging list and we have instructed our lawyer to follow through in the courts if necessary.  He says that as it is clearly visible in the plans, brochure etc. we have a  case.

As we think completion on Phase 2 may be imminent I need to look at mortgages. Can any one tell me if they have found a better alterantive to the developers mortgage? is this the best mortgage deal? What about the life insurance again is the developers life insurance the best one to take, can we look at insurance for this in the UK? Are we obliged to take out life insurance? I would be very grateful if anyone could advise and contact me by PM

                             I have taken out my mortgage with the Leeds building society (Spanish Mortgages). I was satisfied with them but I am not saying they are the best, but one to have a look at.  try www.leedsbuildingsociety.co.uk.  Or go through Mortgages 4 you, There is a charge for their services but I thought they were very helpful.

Just a suggestion: You could ask one of the Phase I owners if you can rent a apartment for the period you stay there.

Welcome to Don Juan. We used to stay at the Beatriz Palace.  It's right at the other end of Fuengirola but really nice as it's a spa plus they do a fantastic breakfast.  Try Expedia or one of the travel websites and you can usually pick up a good deal. Don't just turn up as they have a horrendous rack rate. They also have plenty of free parking if you're going to have a hire car. Some of the hotels direct you to the nearest public car park and charge extra.

I had a chat with the developer today (I can't remenber her name), I had some questions about the AirCon installation for the phase II apartments, and we start talking about completion and when we could expect this to start, and she said that she expected that they got the license this week (I think that I have heard that story before). She explained that they have start fixing all outstanding issues and that should ensure that the license would be given now!!!!

She also mentioned that they would start contacting all laywers, so my question to all phase II readers is, if you will post a message on this site as soon as you (or your laywer) hear anything.

Is there any progress on the road work?

We have heard from our solicitors today saying the developers expect to receive the first of the occupation license from the town hall in the next few days., also that the properties can be visited from now on in order to make a snagging list.

Any further news on the completion of phase 11?  Our bank - Banco Halifax is having difficulty getting registry details from the developer in order to carry out a valuation.  We have just contacted our solicitor and asked him to check i out for us.  The developer informed the bank that the delay is due to system failure!

Have they got the licence yet?   Will they ever get it?  Is there a specific problem with Bloque 5 Phase 11.   Any information would be very much apreciated.  We had planned on spending from June up and including August there but Im beginninh to worry ig we will have completed in time.

Hi Rosegreen,

We have every sympathy with you. This time last year pre completions viewings were taking place in Phase 1 and we anticipated the licence before the summer. It wasn't issued untll September with most completions occuring in October and November. I am not saying it will be the same for phase 2 but I would advise that you have a plan B for the summer in the event the licence isn't issued. I am not aware of any reason for there to be a problem with any individual block. It is likely the licence for the whole Phase will be issued at the same time.

firstly we want to introduce ourselves. We´re a German couple + we bought in DJ II, Block 2. During reading all the different threads an posts we´re quite unsure if we have done it right. We really liked that place. Therefore we have decided to buy in June 2006.

We also looking forward very impatiently for the Escritura date to take over our penthouse. We hear from beginning of February 08 that the final license will be expected in 2 weeks. And now , nearly 4 times of 2 weeks were over.

If any of the Phase I Residents hear or see anything, which seems that there will move in some life in Phase II, it would be very kind to post any news EOS.

We will be in Fuengirola from April, 24th until May, 5th. 2008

We have heard, that the developer´s office at the promenade is closed and a phone number is written on a cardboard. Can anybody confirm this? Does anybody knows the reason or further details.
