Work is in progress so why not be patient and let SJ get on with the build.I'm sure they are progressing as quickly as they can.  Beating  SJ will not make them work quicker, more likely will hinder. If work stops before August or failed to start again in September then yes I will be asking questions. Not until then.

You mention you will only move in when you have the license of habitation, which I totally agree with, but you also mention whether the golf course is built or not.

It would be interesting to know if the plan partial includes both golf course and properties, because if they are both tied in with the plans then the council will refuse to take over the properties until everything is done per the plans and therefore not hand out the licenses of habitation to the developer.

Does anyone know?

Interesting point redman it would be nice to know. I believe it was and still is their  intention to construct the first 9 holes of the golf course along with the 1st phase . Whether it is included in the partial plan your guess is as good as mine. If it is the case that a licence of habitation will not be granted until the golf course or part of it is completed to the required stage then i'm sure very few buyers will be completing. This could cause cash flow problems for SJ at the time they were expecting buyers to pay up. If the golf course construction  is not required before licence of habitation  is granted then i will complete as it doesn't bother me one way or the other whether the course is constructed next year,the following year or the year after that. I feel it would only be of concern to those buying to rent.

I have not been posting or reading comments much recently but notice some good points raised by Taxiparrots, Redman, and Recardo. I Think a good point to mention [already covered] is that when S.J. begin to get close to completion of the first phase, that will obviously mean that a lot of us will ready at more or less a similar time and that will be a good time to air our concerns with each other on this forum. If there is a problem, or more than one, we can refuse to pay over remaining monies and NOT COMPLETE as a group, until things have been satisfactually dealt with. I think you will find that the builders WILL come running back then. Hopefully that wont be neccessary, although i will need my snagging list dealt with by S.J. 100% before i pay anyway, and i will use a professional company to do my snagging. I wont be doing it myself.

Yes i agree with Taxiparrots that things seem to be moving along o.k. at the moment and there is no need to rock the boat YET.

I do hold a list of 21 names who have contacted me reference the habitation licence

so if you want adding just pm me I am quite happy to hold the list until we all need it think it will be easy if someone knows all of us who won't complete till it is 100%

Dear All.

Finally got e-mail from SJ through agent today after threatening to pull out of contract.

I confirm the possibility that Mr M will be complete the property ( sign the deed ) when the 9 halls is will be finish, because we are sure that will be finish when he complete.

So got to e-mail solicitor in morning to instruct them to release my money to SJ, just to confirm i am on R4 and my completion date is Dec 08.

Hope my posting have been interesting and helpful and now i can look forward to meeting you all now i am a fully paid up member of the gang.

Don't wait, make some noise now, you are entitled to a Guarantee as part of your Contractual Terms. This protects the money you have paid up to date and covers you in the unfortunate instance the builder goes bust..........which we cannot see happening.

But good to have it as security all the same. If you cannot get it through your solicitor, go direct to SJG

I have been waiting over six months for my guarantee. No amount of shouting has had any results, my solicitor issued a Burofax (legal demand) about six weeks ago but SJ failed to respond. I have spoken to Thomas at SJ, he didn't seem bothered when I advised him that they had broken the law and could be subject to a 25%. fine. My solicitor is now trying to get the fine imposed through the consumer department at the town hall in Torrevieja - or so she says!

Is any of this development built yet? A member is selling on R4 (does R4 meand phase 4 or is it just a reference?). The San Jose site says completion in 2007, the seller says Spring 2008 and this thread says December 2008. I am wondering whether to put it on my list for viewing when I come out next week.

Have a look you wont be disappointed  that is if you are not looking for a coastal property

I am at the beginning of  R4 and dont expect to be living there until early 2008

The a large majority of us have owned our plot for upwards of 2 years thats off plan we have all made money on our investment too

I went only last week and the foundations are definately in place !!!!

When I can upload the photos you will be able to see the progress up to June 2007
