Worry not of course this site wll still continue after phase 1/2, take a look at Roda forum it is still very active!
 People on Roda still hop in here and  share information with us about their experiences buying on the sister site.
You will be inundated with offers of accomodation when Phase 1  and 2 are completed and hopefully you will come out and see our brilliant properties and set your mind at rest.

My pennies worth:

1) I too had every single alarm bell ringing in my head after dealing with CFP some years ago. Unfortunately, it has been a learning curve dealing with companies like MRI and their recommended solicitors and other agents. Suffice, to say I stopped entertaining CFP pretty quickly.

2) I have had dealings with Patrick Robinson from this website and have, so far, had no cause for concern. In fact, he was the one who pointed out the developers mortgage as an option, even though he was not going to be profiting from this advice. I have also had another situation where he offered free advice regarding another issue - I am now glad I took his advice as it has saved me some heartache. If not the developers mortgage, I will probably go with him, unless I hear differently (people sometimes change with success). His details:

3) Looking at what the companies based in the UK can offer, I am pretty sure of getting a better deal in Spain and will probably take this route. As the market is changing so rapidly, I will probably wait till January 09 before taking a serious look at Mortgages.

Funny day - looks as if those photos have kicked us all into action and thinking about mortgages.
I know nothing about the independent advisers from MRI but I have been following Patrick Robinsons contributions on the general Spain forum (aka Smiley - look for the crocodile or is it an alligator?) Instinctively I have liked  his wit and intuitively felt he spoke with integrity (Something MRI are short of - oops I'm gonna be getting in trouble).
Today I got a prompt reply from him - along with his expected witisisms. Feel he is genuine and will definately be giving him a call

Unfotunately, we are looking to sell our phase 1 apartment - this is advertised on the EOS "Property for sale direct". It is for sale at the original August 05 contract price of €183K -so if any of you have any friends or family looking to buy -this is very good value and significantly cheaper than the agents are selling at!!

Sorry if this has already been covered earlier, but

we have a 2 bed Tilo on phase 2, and on completion we, like everybody else will be expected to pay the oustanding amount. But if no facility's are available what's the piont?, with no golf course, hotel etc its not worth what we've already paid and with no posibility of rental income.

Does anyone know how we stand legally?

Hi moule,  unfortunately that is what buying off plan is all about.  Corvera will be a 'Resort in Progress'.  The gains will be made once the development is complete and all facilties are up and running.  Legally I don't think you have a leg to stand on.  You are still purchasing on a golf course - it just won't be finished when your apartment is!

Hi moule

 I can certainly see your point of view.  Corvera Golf was my first off plan venture and I hadn't put in any thought about the drawn out completion of the development. I'm hoping that as Calidona's third development appears to be delayed there will be more resources available for Corvera and this will quicken it's completion.  I would certainly expect the rental prospects will be initially very poor, at least  until the facilities are in place and as a result would expect a sizeable loss in running the apartment, at least until the golf course is up and running, hopefully this will only be a matter of months.

I'm afraid that Anita is correct ,  although the delay in completing the facilities will be  frustrating, legally we'll have to grin and bear it, but as she said it is only temporary and Corvera Golf should end up standing out as one of the best developments in the area and I would expect it to be a good investment in the medium term ( under the current economic climate), but unfortunately there is unlikely to be any quick buck to be made ( which is what I was originally hoping for). Although nothing is guaranteed, the advice that I've been given is to hang onto it for 4 or 5 years if you can, until the development is totally complete and has had time to establish itself.

Am afraid I have to agree with Kev. When we were buying last summer we had the option to spend a bit more than we wanted and get a villa. The trouble was it was on Phase 2 and as we needed to rent it out we agreed that this would be very difficult to do so until the infrastructure was in place. Instead we plumped for a "Patio" on Phase 4. Hopefully by then the golf course and hotel will be built. The downside of this is that by that time I would imagine anyone who has bought on Phases 1 and 2 will have regular rentals and we may have some diffuculty in finding people to rent to.

Hello all

A fellow soon to be Corverian here, been following the comments with interest.

Very pleased to see things are happening at long last, we are situated (hopefully) in apartments F1 (I think this is phase 1) Block 81, Floor D, Bedroom 2, Letter G which is a Tilo Penthouse, knowing our luck I bet we have bought the garden shed.

Thanks to all who have posted info, its been very helpful, lets hope we all end up with something special.

We purchased in August 2005, we went over for a few days holiday and ended up purchasing a holiday home. Thought we would be in by now, just hope its worth the wait. The air conditioning deal looks ok, I think we will be going for it, it will be one less thing to organise when we take possession.

Hi Kev2 & Anita,

Thanks for the reply's, I suspected as much. I was at Corvera Sunday 8th June, my first visit since November 2005. Unfortunatly nobody was there apart from a security guard!, so I couldn't get to see the show flat. However we did play golf at Roda on the Monday and was very impressed with the quality of the fixtures and fittings in the club house, a nice course too.

Does anybody know how sales of Corvera are progressing? What phase are they on? and in total how many units remain unsold. 

Under the present climate it would be worrying if there were many unsold -as this may hinder the completion of the development and adding to this there are probably a number of existing buyers that will not complete.

In the letter we were sent in September 07 re development progress and enclosing the voucher for Green Fees at Roda, it stated that during August 07 Calidona had just sold over 1000 homes.  That was over 9 months ago, so I image this number will be higher.  Also, regarding your comment about not completing, I don't think it is that easy with Calidonia.  Having read the Roda forum about legalities of non completion, it appears that Calidonia come after you for compensation/penalties, even though you would already have lost your deposit.  I imagine this would deter many from non-completion.  Unless there is no alternative, I would imagine they would hold onto their property for a couple of years until the development is almost complete, then sell on.

Reduced price!!

I mentioned in a previous post that I am looking to sell our phase 1 2bed/2 bath  apartment and that this is advertised on the EOS "Property for sale direct". I have reduced the price to €173k this is €10k below the original August 2005 contract price of €183k – this is significantly lower than prices anywhere else (particularly lower than the agent’s prices!!).

This is for sale for genuine reasons and it is extremely disappointing to be selling because as you all know this will be a fantastic development (and investment) - so if anybody is interested or knows of anyone that maybe interested – let them contact me through the  EOS advertisement for the property.

Hi All

Can anyone tell me what constitutes completion.

I know we need to sign the title of deeds and need the habitation licence in place, are there any further documents required.

In the uk on new builds a completion certificate is required from building control, also commisioning certificate for gas boiler issued by  corgi registered fitter, part p electrical certification, S. A. P. calculations for u value of building.

are there any of these requirement in Spain.

Also what would we expect to be completed on site, ie, Roads, street lighting, all utilities in and working, swimming pools to competed phase's boundry /  security walls, due to being advetised as 24 hour security.

i would appreciate any usefull information regarding what we may or may not expect to be finished prior to signing.
