i like you all have paid money to this company and have for months read most of the items posted,and it appears that we are all committed to the development but have a company that is not committed to us. My solicitor who appears to be as fond of keeping me informed as corvera are when i told him 3 months ago i wanted out he wrote back and said that corvera would be upset so why dont i wait awhile

as to this majestic letter all it gives is renewed optimisium i am only interested in the letter with a firm start date as to the urbanisation work all i can say is go to the canary islands there are some fine roads to nowhere build over 5 years ago awaiting a builder maybe corvera???????

Hi All

I received a letter yesterday from Calidona stating that the completion date for phase 1 and 2 build is now April/May 2009? Did anyone else receive this letter. They said building work will begin in November 2007 so I just wanted to check this wasn't a type error as this means the build of phase 1 and 2 will be 18 months. Is this just because the contract states they have to finish within 18 months?

Also last time I called to speak to Rosa Barreiro I was told she had left and is now working in Murcia.

they have 18months for the 1st occupation licence to be granted once building permits granted other wise bank guarentees may be used - as this is Spain, does any1 know how much grace they have if any beyond 18months ? ie 1 day late do we all get refunds if we want or is it much more flexible for the seller?

Hi,

from what i was told at the time we can call in the guarantees, they are there to protect us, but I was also told that generally a certain amount of grace can be given, but this is the decision of the buyer

In my understanding, you can only call in the guarantees after the 18 month period. I should imagine that they will be so close to finishing the phase then that this would seem pretty foolish come the time.

yep looks like we all had a longer wait than we wanted my friend sold me mine.if i new it was going to be this long i would just brought a property in this country,and yes ive had one of those letters everyone is on about it is dated from 25th september just as slow as the building,i'll be having a chatt to my friend who is an estate agent in spain and knows the developers maybe ill get some sense out of all this speak to you all soon reagards alan

Hi all
 
The message board has gone quite quiet recently, I assume this is because we are all waiting patiently for phase 1 & 2 to begin. I hope this is  not some psychological ploy whereby when Calidona know their clients are losing patience with them, they promise them the start is just around the corner just to calm everyone down, or at least for a while.
 
I purchased like many, over two years ago and to date not a brick has been laid, this according to Calidona is due to a back log issuing licenses at the local town hall. I f  this is true (and it may well be) it should effect all new developments in the area in a similar way, is anyone aware of this. Has anyone else bought on another new development in the area who could confirm this sort of delay?
 
Hopefully the development will begin shortly as promised (again), but if it does not surely something should be done, there are those who keep saying to be patient but we have been patient for a long time now and surely this can not carry on forever and a day.  Some sort of date ( possibly the beginning of the new year) should be set after which some form of action should begin or should we give them another chance, more time again, maybe another few months or a year?.
 
Hopefully this will not be needed and the development will begin shortly and it will meet or exceed every ones expectations.

Didn't you receive the letter from Calidona. The building license has been granted, Foundations have begun and the due date is now April/May 09.

look at the corvera progress thread you will see that corvera has issued updated photos and the foundations to both phase 1 and 2 have been excavated and concreted, i can clearly see that the plot i have purchased is one of the plots which has been started.

 unless I'm misreading it I have just reread the letter dated 25th september from Calidona and it states that the building works contract has been awarded to an un named 'first rate building company. This is their contract to complete the work with  their builder and is not the granting of the  license from the local town hall which was not mentioned. They say that they expect the main phase ie the construction of homes to begin in November so they expect the license to be granted before then, but have not explicitly stated that they have been granted the license. If this is the case I stand by what I originally said.

Hi Kev,

I agree that we have been fobbed off again, it is now the end of November and while the foundations are poured you're spot on, there is no above ground construction as of yet.

I do think, however foolish it may be, that it will begin in the near future.

If however this is not the case I think the New Year is as good a time as any to approach Calidona as a group, I don't think it will come to this though (fingers crossed)

Think of the building as trees. Once the roots are established, it doesn't take long for the tree to grow and before youy know it the tree's in bud. Looking at the aerial photos on the Corvera website, it looks as if they are really starting to make good progress. The laying out of the groundworks in their exact positions is the really time consuming part of a build. Laying blocks is relatively easy and quick once foundations are established.

Very good point - To me it looks pretty clear from the photos that development has started. I would still be surprised about their ability to complete phase1 and 2 all by May 09 but I'll keep fingers crossed.

I agree that the ground works appear to be be coming along very nicely but the ‘snag’ with this development has been the granting of the building license for the first two phases, to the best of my knowledge this license has not been granted, without it any form of construction will come to a halt.
No one wishes this development to be a bigger success than me, as most of my savings are tied up in it, but never the less Calidona stated in their last letter that construction of phase 1 & 2 should begin in November. For this to happen they require the license. Hopefully this will be granted in the next few days otherwise it will be yet again another false start.
If the reason for the delay is that there is a hold up at the Town Hall, then there is little we can do about it. Although this may well be the case I’m yet to be completely convinced, and Calidona’s incredibly poor communication has only helped to increase my doubts. Personally I am not so much concerned about the delay but the reason for it.
On a different note, a little bit of good news for the investors out there, according to the figures released by the Spanish Ministry of Housing Murcia has the highest property inflation in the last 12 months (up to the 3rd quarter of 07) at 10.7 %. I got the information from the following web page :

I feel that if the Spanish property market as a whole has problems, Murcia will be seen as a place where you can get good value for your Euro’s.

I must admit that I had assumed the building license had been granted in order for them to dig the foundations to specific buildings to that extent. However, I have re-read the letter from Calidona as well and you're right. I am sure that they wouldn't be doing so much digging without having confidence that the license will be granted but may be I'm too naive.

Has anyone had any recent updates about when the license will be granted?

Hi All

I am trying to find out when the building permission was granted. I have emailed the solicitor, MacAnthony Real Estate (who sold me the property) and I have phoned the London Office. The lady on the end of the phone said she's ring back. Now I'm just waiting.

It would be good if anyone can find out the exact date.

Corvera Golf has just rung to say that they haven't got building permission yet but are expecting it any day now. The man, Pablo, explained that phase 1 and 2 will be completed in April/May 2009.
