Just a few things that it is worth clarifying from the inspections that we have carried out and the typical queries that people have raised which I hope will help people
Just to clarify the snagging process as currently people seem to be checking properties 1 or 2 days prior to completion which is when the snagging list is done and the developer then quotes 30 days to repair the defects which is normal in Spain
You should allow at least 2 hours for a visit
We are finding the normal type defects and you cannot legally refuse to complete based on normal defects, typically paint, plaster etc as the only grounds are if the property is not finished or not to the agreed specification or if there is not a COH issued
The Corvera snagging list is completed in Spanish so it is worth writing your own brief list as you go around and then, at the end of the inspection, or in the office just get them to go through the list and check that everything is there and this isn´t a problem for staff.
Make sure that the snagging list is included with completion paperwork at The Notary
You really should not, and the developer will advise this, furnish the property until after the snagging work has been completed
Remember that when you check there are no utilities connected as these cannot be connected until after you have completed so if you have a property with no window in the bathroom remember to bring a torch and a spirit level to check that the patio level allows that the water runs into any drains
Corvera will, FREE OF CHARGE, arrange for the utility connections and you can complete the forms after the inspection but you need your NIE details and bank information as these are paid by standing order and it may save you money rather than getting your lawyer to do this.
Remember that there is an initial connection fee for each service so make sure there is money in an account to cover this
There are a few property enhancements worth considering the first is, because there are no shutters on the windows and patio doors in the lounge some properties will require internal blinds to keep the temperature down and avoid possibly sun damage to furniture
You should fit additional locks to patio doors and especially the large window on ground floor properties, again just common sense security measures to secure the property
In a UK property with a bathroom with no window building regulations require a mechanical extractor be fitted but these regulations do not apply in Spain so it is worth fitting one, an easy cheap enhancements this is worth doing
This is an area surrounded by beautiful countryside, fruit trees etc, warmer in the daytime and cooler in the evenings than coastal areas however we have noticed a lot of fly’s and mozis, especially in the early evenings, so mozis so fly screens are a a good inexpensive option as the fine mesh allows you to leave the windows open while keeping the little buggers out and if anybody needs more information on these please PM me
