The builders have started the work in Oasis Thabernax CC. I will bring my camera to take pictures.

It,s Andalucian day to-day and Carmen is not at work, along with the builders that started work on friday,,the day before the weekend,,,just preceeding the bank holiday,,,,so thats a 1 day week followed by a 4 day week subject to availability,terms and conditions apply.!
Just thought i would point that out,but at least its a move forward,we will see

Manzana 1 now looks positive for being built by mid December 2010 but LFO will probably be in 2011
I am plot 11 Manzana 1 so it now looks positive that I will get a property for my 53K € investment
And OTCC phase 1 is clearly on it's way!
A long journey for those of us who changed to OTCC but now at least there is a future
But also I think all of us .who decided to change to OTCC ,wish all those who decided to go the court route re ACC lots of luck and hope it turns as well for you as it now appears it is turning out for us
The fact is that they would not be building if Indalo did not have the finance to complete the phase they are building to modern standards now required in Spain to get LFO's
Some have said that even at 2005 prices buyers are paying too much for today’s values! but Santander is the mortgage provider and they would not be involved if the figures did not add up...medium term I suspect in any case will not be a problem
But the € may implode and we may have a Euro/ UK government financial crisis bigger than the banking one in September 2008! who knows ...but now so far so good
None of us who have changed to OTCC condone the actions of Huma Med but it is our fundamental right to take whatever actions we all think appropriate to protect our own money
All my posts have always been my own personal approach and everyone must take their own legal advice as I have done and so far that advice has proved sensible and I will in due course have a Tarifa [ which is an investment for me now as I have in the meantime bought a 50/50 home near Huercal Overa]
And as at May 2010 I am very happy that I do not have to write off my 53K € as a loss!
Also, please note that my well furnished Tarifa with AC ,front line with great views from the solarium and close to the pool , will be available for lets Summer 2011, for those buyers who would like to stay at OTCC before their own homes are finished or anyone else

I would wait to see if you have a pool, before you start offering your place for rent Brian!!! Or any other facilities. Even having to pay for the use of the pool like in MCC is very off putting for vacationers.

Different to MCC which still suffers from the pre recession Spanish boom problems and OTCC is Huma Indalo which is related but different
The pool is 100m down the road and for use by Manzana 1 owners
No pool no LFO and therfore no completion of the purchase until it is in use ........so the finance must provide for the cost of this...otherwise there is no logical reason for Indalo to re start or for Santander to provide mortgages in the current climate
The central facilities designed to cater for circ 900 units will I expect follow on in due course when the economies of the western world improve...that is just reality
So I repeat:

Bit like you Brian we bought elsewhere years ago and walked away from our ACC deposit - go back and you will see that I have said this many times.
Next - in your dreams Brian - it will be years before you have a property you can seriously let, well furnished or not. Not really over impressed with the photographs, but there you go. You have to admire the rose tinted specs - can't you see the prefab nature of the build??? It is awful. But good to see you still expect the central facilities designed to cater for circ 900 units will follow on in due course. Good luck with that.

I assume that you walked away from the 3005 € deposit or where you able to afford to walk away from the 40/50% deposit?..which is not in general the case for those who did not have a BG for ACC
And OTCC was a viable alternative to a big loss or a long fight in the courts where it has turned out that it is difficult to get your money back
Did you buy in Almeria ?
And I trust the property you have bought has turned out to be a great home for you

You say that you paid 53,000 Euros for your Tarifa. Can you confirm when you initially bought on ACC and then officially transferred over to OTCC, please.

Ran is correct
I signed a contract in September 2005 and 53K € is my 40 % deposit
I changed to OTCC as soon as the new planning for ACC was not granted in February 2008
It's been a long time!!!

I don't give advice Brian - unlike you who continued to give the most apalling advice to people on this forum when things were so obviously going pearshaped. Yes, we bought in Mojacar several years ago and love it.

I have only ever stated my personal reasons for deciding to change to OTCC and always suggested that everyone should take their own legal and financial advice
I do have a vested interest in OTCC because I have money at risk [ 53K €] unlike yourself and whilst the banking and financial crisis caused problems ,OTCC has not gone pear shaped but is being built with Manzana 1 due to be built circa 15th December 2010, L:FO to follow in 2011
It is beyond doubt fully legal and the finance is in place with Santander providing mortage finance to buyers , one of the largest Banks in the World and also very large in UK
Now the € may implode and the £ may drop below parity with the € , Spain may leave the € or Germany/ France....none of us have any control over what would happen if these events become reality
But for now OTCC is on it's way and I'm sure that all those like me who changed to OTCC to protect their money ,and because they liked the location ,will be very pleased
Your views are quite honestly irrelevant as you have no interest in OTCC ...knock it if you wish but I' sure that any comments you may make will probably be ignored by OTCC buyers
Myself and many others have moved on from the problems of ACC, and as you are happy in Mojacar , which is a very nice relatively expensive location ,perhaps you should also do the same and find something better to do with your time than make useless comments
I now have no interest in ACC so I do not pass any comments on that Thread ,although we all wish those taking legal action good luck and hope that they have not wasted their money in legal fees

Well I certainly have better things to do than to trawl through the numerous posts you put up, advising people that work was about to start on ACC and all would be well. The advice was pretty vociferous at that time, with dates of a restart etc etc. You put yourself forward as an expert Brian, and a lot of people were sucked in to delaying taking action or not pulling out. I said that at the time, and I say it again. I even seem to remember copying and pasting some of your advice, when you denied having given it a couple of years ago. So don't tell me that you have not presented yourself as the 'one who knows'.
I stated from the start that my interest in OCC is as a disgruntled ACC buyer - I will continue to be curious, along with many other, about how things are developing, and at what point they will implode. Frankly, I think you are immoral to advertise your OCC property to let until you know that it is finished, and has some facitlities which would take it above being a couple of streets on a building site.
And of course anyone can let any hole if they can get mugs to take them - but I think since you are advertising to people who have already been burned, you really should wait and see what the product is like before you put your as yet fairly distant property up for rent.

In February 2008 my other alternative to changing to OTCC was writing off 53,000 €
So it was a one way bet, no money or the prospect of money !
So I changed
And it was the correct decision for me and many others
Anyone with any common sense must accept that
Or do you think we should all have walked away from our money!!!
Or just give the lawyers a nice payday when the good ones knew it was a waste of time unless you had a BG or a bounced cheque [ or you had a lot of money to take on the Banks]
As they say the rest is history
Enjoy your life in Mojacar and leave OTCC to us buyers

More than happy to leave OCC to you Brian, but I will continue to visit here to see what is happening, and I wont hold my breath while waiting to see a development in which properties are actually letable by anyone with scuples.

In due course many 'ordinary nice people 'who are buyers will let their homes at OTCC to offset their running costs, which is quite normal for owners of homes in Spain or in other countries

I certainly hope it does turn out well for everyone who has been stung Brian, and no, I don't think it is normal in Spain, or any other country to let your property until all of the amenities are in place - or at least are satisfactory. And with the years of delay how can you possibly take deposits off people for a holiday home which may be without basic facilities. Or even agree dates!!!!
