Hi Pinot,

Well we need to find out just how many properties are affected, we havn't been there for a while, also maybe Harry could bring this up at the next meeting with Taray, and somone from the town hall be present, Taray are supposed to cover us for 10 years arn't they.  It obviously needs to be made public, I have waited 9 months to have a leak repaired, Fran has never replied to my e.mails Harry told me to e.mail Alicia@taray.es  and she will deal with any problems from now on, Fran is not anymore. She has replied to my e.mails. see hiow you go on with her.

Joan - Both Tony (our previous President) and George who is now our President have addressed this issue at the meetings with Taray.  So far to no avail.  We do have a 10-year guarantee (I believe) but this would be covered by whatever Insurance Company were responsible for insuring our builders!  That is how it works in the UK and I am sure it is the same in Spain.  I just cannot understand why they cannot send a structural engineer around to the properties and inspect them.  I am now dealing with Antonio Ortiz who has replaced Fran and he has suggested we send future emails to commercial@taray.es - so anyone with large cracks appearing at the front of their properties please get writing!  Our cracks are over the upstairs balcony and right along the front of the house and also next door.  No. 7 Melocotonero is worse than ours and Kevin is on the case I believe.  I have heard from George that all the Manzana Presidents and vice-Presidents are now getting together to meet up with Taray so perhaps we could have some sort of a result from this.  With Taray I will definitely not be holding my breath! 

Now I am addressing another problem - my neighbour has built an extension at the side of his property which goes onto our party wall.  Trying to find out if this is allowed without first seeking the permission of your neighbour or even planning permission.  Mind you my neighbour is Spanish so different rules may apply?

Hi Pinot,

Have done as you suggested, lets see if we get a reply, we have been waiting 9 months for a repair to the roof  over the bathroom that has been letting in water over the bath upstairs, and they have painted the ceiling in the bathroom but no repair to the roof. we dispair, we keep getting different stories. Do you think we should take our complaints to the Town Hall,  and we need to know if all other residents are prepared to do the same.

Joan - have now heard from our President that there is soon to be a meeting with Taray.  Have asked him to bring up the two problems I face.  One being the cracks appearing on so many properties and the other the extension my neighbour has seen fit to build!  Taray are saying that we should have rules for extensions built into our community requirements - whatever that may mean.  It's called continually "passing the buck"!

Once this meeting is over and if we get no satisfaction, I think the Town Hall is the answer.  Will keep in touch.

Hi Pinot,

Taray are quite right. Once Taray hand over the development the "community" are responsible for its management etc. It is a legal requirement under the "horizontal property act" that a community of owners should be established. The rules for the running of the community should be agreed, and it is under these rules that the community should set out the requirments for making modifications/extensions etc.

You should contact your president and ask for a copy of the community rules and enquire if any permission has been granted to your neighbour.

             That's very, very true. If only the cracks were in the sports centre walls instead, we probably would all be happy

as long as they are not in the pool (if it ever gets filled with water) that is.

When the pool area was started, the contractor that dug it out was told by Taray to fill all the cracks that had appeared under the roof

tiles of the Penthouses which they duly did during last summer (2009). However now the cracks are re-cracking and will need doing again (properly this time) !!!!!!!!!!!!!!!!!!!!!!

I know there's always going to be settlement movement for a few years yet but it's Taray's problem as they gave us all the 10 year building guarantee !!!!!!!!!!!!!!!!!!!

Not a lot gone on in the pool area lately as its been a bank holiday here today and Monday, tho four sets of ladders have appeared for access in and out of the pool.!!! Usually a couple of workmen pottering about most days.

The pool has opened..... for the frogs anyway! Yes i saw kermit giving it welly in the little pool which is nice and full thanks to the rain over the past month. Great to see its finally getting some use!

Having been away from SC for 2 weeks we had hoped to see more activity on the pool. Today, a pleasant day, but no workmen.

While we have been away they have put steps into the main pool in place and both pools are full but no filtration working.

They have started putting conduit in for first fixings and in some places water pipes are now installed but there is a long way to go.

Maybe sometime in 2011 everything will be finished........................

 

Correction,  man in van has appeared and then disappeared amongst the filters.  but no real work being done

There as been men woking on the site this week and it looks like a lot more of the first fixing as been done in the buildings plus the filters in the small pool was running a few days ago.  We have also been told that the pool area should be finished by May but not which year.

 Hi  Happy New Year to every one.   Have just walked the dog around the site and on passing the pool was amazed to see 5 vans on site and then seeing that they are fitting the air con ducts or at least we think that is what they are doing as they have a pile of metal ducts approx 1 meter long and around half a meter square.

Will look again later and try and keep you informed.

 Just to let all you poor cold souls in the UK that they are still working on the pool there were 4 vans there again this morning and they now have a night watchman on site.

Have just walked the dog and there still men working on the pool site there are now metal shutters on two of the doors at one end also they have been delivering gravel  and there are new pallets of material on site.

For those of us in the UK, thank you for keeping us posted on the pool 'progress'.  Recently, one of our neighbours said that May (2011?) was being bandied around as a completion date - I guess that could be doable if Taray maintain momentum.  Wouldn't it be great to have the site finished and finally be able to take a dip on Phase 1!

I assume this is still a subject of discussion at all community meetings - as it needs to be kept active until the job's done!

At our community AGM this evening the 1st May was spoken as the target date for everything to be finished for the pool to be operational. BUT it would still have to be signed off by the Town Hall. This may not be straightforward as the Town Hall still has not accepted the development and so have not repaid Taray their deposit. On the other hand the Town Hall are sending out and being paid tax bills.   Read what you like into all this.

Men are still  working on the site, doing a bit of plastering and tiling with a lot more still to do.

 On the daily dog walk today noticed that they have started to put in door frames at the end of the building near the "blue" apartments. They have also laid the internal floor in this area in the last two days. There now seems to be an average of 5 vans parked on site every day.  Things are moving on
