Yes R&B, was really the Banks responsibility. Polaris dont own the course, so they will not be building it. We have no comebacks regarding the lack of facilities.
I think Polaris will fight tooth and nail to keep away any competition from Condado, there is now only 1 place to eat and drink (Clover) and as long as polaris maintain this monopoly, it will probably be profitible.
SMV was right that many people would love to take their business elsewhere.
Someone needs to open a restaurant/Bar/Takeawy, just outside Condado and do free pickups/drop offs at the security gates, they would make a fortune... they could also do food deliverys... Good business opportunity for someone, bet the land is cheap too!

This is my supposition and not fact, so please don’t shoot me down in flames.
From the different post on the forum it is starting to look to me that although PW have handed significant assets to the bank like property, land and golf course, they may have a hidden agenda.
PW would be happy for the banks to sell the vacant property as this is just doing their job for then.
However as far as land and golf course are concerned it is starting to look as if PW have retained the ownership of key pieces of land to prevent development they may well intend to do themselves when the financial climate improves?
By holding onto key pieces of land it would make it almost imposable for the banks to sell the land to other developers and keep its value low, allowing PW the opportunity to offer to buy this land back when the financial climate improves and they are in a position to continue development.
by retaining the land the clubhouse was to be built on, thus preventing one being built by others giving the opportunity for PW to offer to buy the course back. PW would not be happy that OG has identified an alternative location for a clubhouse which would increase course use and membership which in turn would increase the value of the course, this not in PW interest, so they will lodge a protest to try and prevent it?
PW have retained ownership of the existing Town Centre for a reason even though they are happy to shut the meagre facilities we currently have, they are not prepared to sell the complex to others. They will have a business reason for this.
It would be interesting to know exactly what and where they still own at CDA.
As I said at the start just my supposition.

Phil, I wouldn't be surprised if you were dead on correct.
Problem is I have heard people talking about Olagolf having a 15 year lease on the course. That would be a long time with no clubhouse.
If Polaris are blocking this development then I for one am p*ssed off and will request the presidents look at any way that is possible to allow commercial activities onto the resort.

I think Phil is spot on too.
Although Olagolf are supposed to have a 15 year lease, I would imagine the banks have written breaks in the lease or "Get Out Clauses", so that Polaris could buy it back and evict Olagolf?

Darren- I think in time we will discover that PW gave over land within the gated community purely as surety rather than as 'cash' and have an 'arrangement to 'buy' back thats land when the time is right. Commercial dealing are not as straight forward as us lay people like to think. The AGM revealed PW held onto 2 Jardins in Naranjos (close to the golf course entrance) and the Al Kasar only but it now appears likely they also retained a couple of key pockets of land and the potential site for a clubhouse is one of these. The information from the forums is that Olagolf have a 15 year lease from the Banks for our course and another PW course- after all a couple of years management wouldnt make financial sense. I'm sure Olagolf expected to be able to build a clubhouse in one form or another. I think PW still plan to do this but only when the time is right so may let Olagolf create something but will restrict it greatly- usually they hold all the leases for retail, food and drink oultlets on their resorts..Its telling that it has been posted that the Banks were not looking for another company to run the sports zone (although they would concede that the community could run it- clearly at an extortianate rate, hence the delay) Up to the recession Polaris built and sold properties then run the retail outlets under company names or leases and move on- which isnt what most of us understood from what our individual inspection agents told us. I remember having 'Polaris' gardening employee's pointed out to me at La Torre. I now know they work for a company that gave the best price to the community of owners.
At the very beginning of our families discovery of Condado I wondered what did Polaris hieracy know about the furture plans for Murcia, why was CdA to be so huge and why so much infrastructure locally? I begin to think the recession hampered their plans in a completely unforeseen and devastating way- but they desparately hold on to some key points so they can build from the ashes, when the time is right.

Barry, I read your comment about greenkeeper wanting to make the greens slick.
I thought they were fast enough anyway...especially some of the more sloping greens.
Will have to get some putting practice in!!
On the positive side looks like plenty of work being put in.
