this is the last reply that I have had from Laura re The Acta de Replanteo. As far as I am aware, the official start date for building work to comence is the date it was registered with the town council. This is what we were told by Isabel in Alicante. If so, then the date of registration is 21st October 2003, as stated in my contract. This would mean 36 month + 6 months grace. This would leave us at a date of 21st April of this year. Laura however, has stated that the date is 21st October of this year. It seems to me that the date has passed and they are trying to stretch it out, with the hope that the build will be finished this summer. It may or may not be finished by Laura's date, that we will have to wait and see.
The Acta de Replanteo is a private document between the town hall and the property Developer. The clients not have to sign this document, only have to sign the contract and read it well.

Thanks for all the info, its looking like Nov at the earliest now.
Looking forward to coming on this site one day and being informed that the builders are back on site, in fact a nice bottle of wine to the person that brings the good news

hi redfonz, My contract has the same registration date of 21/04/2003 but in the terms and conditons paragraph five it states that the completion date is 36 months plus 6 months from the moment work starts! The question now is when did the work start? Palmera properties posted photos of the work dated march 2004. and the first floors were in progress how long it took to build it that far cannot be judged on the length of time it has taken to complete the development! !! How do we find out the start date ? Palmera will not answer that question by e,mail . I am going to ,phone them today

hi amarionairs, I just spoken to palmera at thier Belamadena office about the start date and they do not know the exact date and that we should ask urbasa. we all know what meens .. I also asked about the bank guarantees and was told urbasa were responsable for that and that as we had not asked for one at the time none were issued. On the off chance I've e'mailed Lura asking for an updated guarantee. I'll not hold my breath

Hi all, have'nt been in touch with you all but still read all the messages,like JPD Ron and I have been out in Spain and arrived home 16hrs ago after a 3hr delay due to bad weather in London. We spent an hour with Laura after visiting the site last wednesday. yes all the water has been removed, not for the builders to start work ,due to complaints that the water was causing a dreadful foul smell. I asked her when and if the project would ever be completed and she thinks yes but cannot say when. I know we are all getting stressed over it as we have all put a lot of hard earnt cash into something only some people dream about, but I do firmly believe it will be finished one day and we just have soldier on together.I used to be a customer service manager for a very large well known company and when you are faced with a lot of irate customers sometimes you tell them what they want to hear as you can't get the answers from up above and I think that is what Laura is doing, she is the face of the company that we see and gets all the grief. I do know that someone has been in the apartments since we were out 5wks ago as our blind on the patio is up and it never has been before,and she did say that people had been to look to give aprice to finish the site.But if anyone is interested in making an app with Urbassa and getting our solicitors and 3/4 of us going and thrash it out with them, I don't know what the cost would be, but like philansy said a while ago, around 50 of us is on this site and if it costs 100 euro's each drop in the ocean to what we have already spent, Maybe none of you agree with what I have said but we either have to put alittle bit more cash in and see if someone can sort it out and give us some answers or shut up and let it take it's course after all in Spain everything is Manyana sorry if I have upset anyone but we are all entitled to our say,and everything comes to those that wait.Regards Gabe.

Hi, just come across the website, we are just a couple of disgruntled Palmera customers who were told that the apts were 90% ready in Dec 2005. Then when we went out in March of last year and were told they would be ready by Sept.....(fat chance). Since then we have sold our house and are having to rent in this lovely country of ours until our dream home is ready, so in response to the message from Gabe we would certainly put a few euros in the pot to get an abogado and get some answers. regards Alan

Hi Almag welcome to the site. We are all very disgruntled Amarion III buyers too, dont think any one of us are happy bunnies at the moment. Its good that you have found us, its somewhere to let off steam and talk to other people in the same boat.
Sorry to hear you have sold up already. Wouldn't it be cheaper for you to rent in that lovely country, instead of this 'lovely' country of ours? At least you would be in the sun most of the time not growing webbed feet like here!!! I know which I would prefer if it were an option!
Anyway,as I say welcome on board. We all have one aim and we can all stick together..in growing numbers!

we have heard some news about amarion 1 winning something from grupo urbasa
we want to know if we are still ok
is the work goin to comence in july and be finished for november ?
what happens if grupo urbasa do go bust ?
is there any chance of this ?
will we have any stakes in the building seeing we have all paid our deposits ?
we are all getting very worried now after what we have all heard about amarion 1
please let us know all you know about this matter and if it is going to affect us

Thanks for emailing Laura Phil, but to be honest, I dont think she would tell us if there was something to really worry about. She is employed by them and tells us what they want us to hear. Its not her fault, she is doing her job, as she probably wants to keep the money coming in for her own life. Urbassa may just tell her things and she too may believe them?
She is customer firing line bless her. She may know more than she tells us but I dont think she would say? Sorry , hope I am wrong.

Hi everyone
i have just spoke to jeanette from amarion 1 they have done a out of court settlement with urbasa its about the store rooms she said there is nothing wrong with the pool
also she as told me urbasa owe a lot of money out to big company's and when they have paid them there will be nothing left this is why they have done a out of court settlement
she cant see our building being finished by november unless there is a miracle
i asked her what happens if urbasa do go bust and she said I don´t really know. Have you asked your solicitor that question? It will probably go to their creditors and you will be on that list of creditors. I think that is the way the law is in the UK and I don´t think it is much different over here.
when you go over john, if you can try to find out how much money urbasa owe out they are suppose to owe a lot of money out and nobody will go near them with a barge poll and i think this is why there is no builders on our apartments

That is not good news !! I like some of you have sold in uk now renting in spain, have cash in bank for balence which is not enough to buy another property, well perhaps derelict. Do we wait until october or start to fathom out our options now, open to suggestions.
