If you are going to malign Playa Golf, please make sure you have all the facts first.

The link you refer to about pools closing in fact refers to only one small part of Playa Golf (PG II R-5) where they haven't formed a proper community as yet and so that particular pool has not been maintained.  All other pools are as far as I know well maintaned and open.

As for the smell of sewage - did you smell it? Was it as bad as you made out ?  No, I doubt it.  Granted, you do get a very slight whiff in one corner of Playa Golf III near the commercials at La Ronda, but nowhere else.  So please don't give the impression that the whole of Play Golf stinks. I spend a lot of time out here in Playa Golf II and I think it is a fantastic place. Nice pools, nice community, no smell of sewage where I am. 
 

As for the prices quoted - you got that right. Why pay 200k when you can get the same in resale for 120k. But the SJ Administrators are not going to knock back a reasonable offer for new properties, so if you want new, negotiate hard !!

The smell of sewage was rife!!! And when questioned about discount on a property San Jose thought we were having a laugh, and by the way I pass playa golf every month, and in the summer it is disgusting, and that's why we didn't purchase. But as you seem to know it all, can you confirm to Nigel et al if habitation licences are in order for your 'brilliant'?property?

For the rest, do your own research, ( and if you don't smell sewage at this site, you need a nasal operation  !! FACT!! ),visiting these sites is a must, and make your own informed decision.

As I said previously, there is occasionally a faint sewage smell but it is at the La Ronda commercial centre, not near enough any properties to be troublesome. FACT.

If you care to drive into the PG urbanisation you will see that there are 3 phases to Playa Golf and several communities within each phase. Playa Golf is not one community and neither would Santa Ana have been if it had gone ahead. I am in Playa Golf II and yes I do have a habitation certificate for my 'brilliant' property. I also have a mate in Playa Golf III and yes, he also has a habitation certificate. FACT .

which initially is often the case and when the urb., and commercial centres are full, that is when the serious problems arise.
Perhaps best to hope they are unable to sell, so won't have too much demand on the drains and cesspits!!!

Glad your enjoying your 'faint smell' of sewage, and that cost you a pretty penny too.

As for your habitation certificate I will confirm that this weekend from a slightly more reliable source than you when I'm out.

People must research properly before they buy, and that means going to these places at all times of year. ( especially in the summer!!! )

Seems like a nice crowd round there with all the pub/shop windows put in, or else up for sale!!! Think you are right at home!

There are no pool problems on Playa Golf I. R-10 community ( I know because I've swam in them thank you very much).

There are no sewerage problem or smells either (again I've been there & stayed there & will again in a fortnight's time - when I go out to sign off the final paperwork    ).

There is nothing wrong with the habitation certificates (I know as I've got one for the property I'm buying).

There is nothing wrong with any of the infrastructure roads ( I know because Iv'e driven down them).

There is nothing wrong with the electric or water supplies (I know because, I'm in construction and can tell the difference between the two).

There is nothing wrong with buying a property on Playa Golf I - at market price fully furnished with aircon, bought through a well respected english agent who has lived and breathed this district of Murcia for over 8 years.

There is definately nothing wrong with your SADM deposit contract taken in offset deposit, fully ratified by the SJ \ HDT Concurso administrators. Properley checked out by one of the best Oriheula solicitors practices in the area representing over 300 individuals tied up with the SJ \ HDT Concurso.

Yes, that we are aware of and I assume as you know all, you will be familiar with all the regs., in Spain, the law and all what goes with property purchase on an urb.

No, just costs you more. As you are in the construction industry, would imagine you should have been aware of that.

Enjoy your problem free, overpriced home, with perfect pools, sanitation and drainage, infrastructure and smashed in shop fronts. Are are they also lies.

Nigel please it is not even maths just a simple arithmetical calculation .Sewage ,water .electric and licenses aside you have been conned re the price /market value of your Playa Golf  property .Your deposit and what has happened to it is irrelevant  .You have walked away from your original  purchase and bought else where at a very over inflated price . (Arrange to have your new property independently valued and you will see you have been conned )

.All you have done is written of your deposit as any of us could do and buy else where The crazy part is that you have bought another SJ property on a section of a development  that's future will be governed by what happens to SJ . Go figure you must be mad .Of all the other things you could have bought you choose misery again .You have still lost your deposit why can you not see this  Doooooh !

I wouldn't waste my breath on these bitter and twisted small minded no-life people (Magic Meg, FIN and Jaquib) who seem to think that because they have had an unfortunate experience, they are experts qualifiied to comment on everyone else's situation. I've seen some people with chips on their shoulders but these are BIG CHIPS !!!

I don't know which part of Costa Blanca these diddies were talking about but it's not Playa Golf . And as for FIN's usual vitriolic postings now calling us liars - well, that's good from someone who lives in a sad little bubble remote from reality with nothing better to do but snipe at everyone else's postings. Try reading a random selection of Santa Ana postings and see what I mean. 

I am just back from Playa Golf and didn't have a problem with my pool, my neighbours, my house, the local bars and shops (no windows 'put in' when I was there), my habitation certificate, and my life.  

Jaquib, I think you will find that I am a reliable source - if you don't like it poke it !!

It is a shame that people are still slagging each other off instead of trying to help each other, which was the original purpose of this forum.  I don't get much time on here at the moment as I don't have internet access at home, so I will try and keep this brief.

Please don't insult those of us who don't have a bank guarantee, as we are not all idiots.  We went to an English-speaking Spanish solicitor who checked the contract for us and as far as we knew at the time everything was correct.  It was only later on that we heard about bank guarantees (I had read a legal book about buying in Spain which didn't mention them).  Obviously we then tried to get one and were given many promises but unfortunately no guarantee.  Maybe we were naive, but I don't think we were the only ones.

Why pick on Laird Dave for not using his real name?  I don't think anybody seriously thought he was a Scottish lord and took his advice on that basis.  I also doubt if anybody would call FIN on the basis that he works for the Samaritans or would ask MM to perform a magic trick for them.  As we know, only a few people on this forum use their real names. 

Also, why have a go at people from Playa Golf who are posting on here when not all of you were buying at SADM?  We stayed at Playa Golf and it wasn't for us, but we wouldn't criticise people who choose to live there (and there was no pong while we stayed there, in case you were wondering!)  Either this forum is exclusively for SADM buyers in which case many of you should leave it, or it welcomes other people's opinions if they are relevant to the topic, in which case leave them alone!
