Hi neighbours,
I have no idea, if you are aware, that some cars come below the Don Juan III apartments and throw their dirt of building etc. at that place.
Terrible, because when one comes the other will come too.
I have no idea, how we can avoid this.
My husband saw a truck driving away after dumping their trash....
It is really a pity of our great buildings....it certainly is not a visiting card...
I have no idea where to complaint..

Thanks for that David.
As we were not online we did not get this word of advice but I can vouch (after taking advice from many people) for the fact that these things often last less than an hour next to bins.
I did notice that there was a trellis and a child's tricycle next to the bins at Don Juan. Do residents often leave this sort of thing there?
P.S. We did not leave our things at the Don Juan bins.

I've noticed that the 'fly tippers' are now using the top road from el higueron as a dumping ground too!
not just at the top roundabout too but at a few points down the actual road itself!
but on a good note at least the 2 maintenance guys have planted a load of flowers / plants on the slope outside the garage and lawn area near bloques 5 & 6.

We have received a letter about 07/08/09 taxes.
Whilst we have paid our IBI, does anyone know what property tax there is to pay and how it is calculated?
My Spanish is not good enough to decipher the letter!

Hi SRS
We are to pay 300e (3 bed apartment)non resident tax before January 1. The first year (2 years maybe)the tax was more, but Spain cut some taxes in 2009 or 2010. The tax is calculated from our IBI bills. It has something to do with the value that is printed on the IBI. Our lawyer is doing the tax every year, and we pay them E80 +iva.

La Renta tax is actually Income Tax. Because many (most?) foreign owners who rent out their apartments don't declare their rental income and pay tax on it the Spanish governent introduced an assessment system based (as Grethe says) on your property's value as shown on your IBI bill which they charge regardless of whether you rent out your apartment.. It is around 200€ per year on our 2 bed apartment.
Some neighbours have figured out how to work out and pay the tax themselves and have produced a guide on how to do so. However if you are being chased for back payments it may be more complicated and using a professional might be wise.
There was another tax - Wealth Tax. Non resident Foreign Owners are assumed to be wealthy and were taxed a small percentage of their net worth in Spain each year. This was scrapped 2 years ago but I think it is being reintroduced next year or the year after.

Hope you are doing well!
We've heard from Ken the IBI forms will be different for payment of the Tax 2011 (to be paid in 2012).
We don't need stamps anymore he told us. He will try to find out how the forms will have to be filled in.
Let's hope he succeeds again like the usual papers, because he was (thanks to you) a great help for us!!
For our corner apartment we pay 228 euros per month!
Spain is in big trouble, so it could be possible wealth tax will return, although I have no idea if this is a good move regarding the many empty apartments! When the costs will be to high I guess the foreigners will not buy them...

Many thanks for all your replies.
We pay a small amount through our bank each year but only about 18 euros I think. I declare the rental income in the UK and pay income tax on it there so I assume that this is OK too.
We are going to the town hall today about the other thing (228 euros or so as Corrie mentioned) and I assume that we will need to pay this for the last three years!
We need to do this pretty sharpish as we are going back to the UK tomorrow!

The completion of the road is something which we have tried our best to influence but it is not within our control. During the elections last May the Town Hall gave the impression that progress was being made on this issue. While the "progress" reported was minimal the fact they chose to issue Press Releases on the subject during the election campaign gives us cause for hope. They must think they will be able to finish it before the next election at least!
We are in regular contact with the Town Hall. Further progress has been made since May but the transfer of title of the land which is required before the road can be finished has not yet occured. I am still learning how things work in Spain. One thing I have learnt is that nothing happens as quickly as you expect or would like. Some day, we will all receive a letter from the Town Hall telling us when the road will be built. Until then we can only hope......but I am more hopeful than I have been in the past.

Thanks Irene,
Those of you who watch Spanish TV may be familiar with Canal Sur. They have a watchdog type programme where they feature communities who have problems such as our unfinished road. They were contacted by a member of the Phase 1 Committee and have already been out and filmed the road condition and recorded interviews with Ana and others.
They will be back on Monday at around 10.30AM and want as many neighbours as possible to be present. I realise many people are not in DJ at the moment but if you are please make the effort to be there as this is a golden opportunity to put pressure on the Town Hall and Railway Company to get this sorted quickly.
This obviously effects Phase 2 & 3 residents as well so if you can please come!
