Thanks for the link. I've voted!! I know in the UK we get longer annual holidays than some countries (such as USA and Canada) but we are way behind the rest of our European cousins even though the government are quick to implement any other law changes eg 'human rights'.
Out of interest has anyone been following the terrible story on the wider forum about the demolished house in Vera? Very scary stuff for all of us who have bought in Spain.

Hi max or david as you know we have had water in our storage rooms in block 8 for the second time in 3 or 4 weeks now could i ask could we put a small concrete step in front of our storage room as this might help to keep out the water and the same for any other block if needed.Also i tried to find out who has storage room1 on the garage floor but i still dont no bye irene

Hi Irene,
As you know I have seen the water flowing and have been with Peter while inspecting your storage room. It's a shame that ithappened but it's not only in your block. Most garages have these kind of problems (except for the swimming pool incident of course).
It's not up to David or me to allow or disallow things. It's always a community issue. The administrator has a lot of leeway to order the maintenance company to take measures when and where needed. In some rare cases the president (Hernan) has some power to order that, but David is just a (future) member of the community board and I'm only the humble vice-president and we both have no formal deciding power. All David and I can and will do is inform you and the community at large, try to make certain that the voice of the EOS people is heard and help organizing things in a proper way.
I'm pretty certain that the garage flooding will be tackled at the meeting as it's one of the structural defects on the buildings so we will discuss it on Saturday.

Hi everyone,
We are at last coming over for our first visit since completion! We are arriving Saturday evening (16th Feb) along with our furniture so we will be up late just getting beds set up for the night! Max can you confirm that the lighting is up and running on the roads and in the communal areas of the apartment blocks? You also mentioned that the recent rains had caused some problems on the new rear access road. As it will be dark when our removers arrive would you say this way is the best for access, or should we recommend coming in via the road by the railway? We are really looking forward to meeting up with you. Is anybody else out there that week? I know we have a busy week ahead but we would love to meet up with anyone who is over.

Hi Michelle,
Lighting is working on all roads and in all the hallways. I would suggest the acces road from the A7 (at the back) for a large truck. It's faster and has a better surface. The damage done by the heavy rain is repaired, but the dirt road in front is still a challenge for some cars.
We will see you and Peter. There will be others that week as well as far as I recall.

Hi all.
Just a short question, Does anyone know how the electricity company and water company charge for their utilities. Do they have a standard charge and then so much for usage. Know one including my solicitor have explained the payments.

Interesting question Bevron. I don't know the answer and I guess that with no postal service even if bills are sent we would not receive them. My initial charge was 170.64 and we have just paid 101.01 which I assume is for 3 months. We have been there quite a lot and used heating so I thought this was OK. How does this compare with what others have paid?

We were initially charged €170.64 in October for the electricity and further charges of €14.37 on 30/11/2007 and €23.91 on 28/1/2008. I have no information as yet on the standing charge element of the bill but only yesterday I tried to register online with the electricity company so that I can view bills etc. I am presently waiting for confirmation that I have registered successfully. As far as I can make out "facturacion potencia" on the bill equates to the standing charge for power, while "facturacion consumo " equates to the bill for consumption in the period covered. There may also be a line "impuesto sobre electricidad" which is of course tax! Hope this helps when we eventually get to see a real bill! This message was last edited by gericom99 on 2/9/2008.

Hi my friends told me there are different size meters you can have and you pay more for the large meter if you are having air con you need this. You also pay a standing charge and this is every 2 months with what you have used bye irene/peter

I BELIEVE WE ARE BILLED EVERY 2 MONTHS. HAS ANYONE HAD THE SAME PROBLEMS WITH US REGARDING THE ELECTRICITY. WE COULD HAVE THE TV ON, A FEW LIGHTS, THEN WHEN WE GO TO PUT A TOASTER ON OR THE KETTLE, ALL THE ELECTRIC CUTS OUT AT THE FUSE BOARD. ANY SUGGESTIONS. IS THIS MY PROBLEM, OR THE ELECTRICITY COMPANIES PROBLEM TO SORT OUT. I HAVE BEEN TOLD IT COULD BE BECAUSE WE HAVE A TOO LOW A SUPPLY, ANY SUGGESTIONS OR A PHONE NUMBER FOR THE ELECTRICITY COMPANY.

Yes we have the same problem the electric keeps cutting off like you if we plug in the heater and a few other things its automatically cuts off, its really annoying as we keep having to turn on the supply at the switch board its so bad we had to buy a torch.
I also am wondering who is at fault here.

The number for Sevillana Endesa is 902 509 509 it may well be something to do with the limit of supply. It might be an idea to contact Sevillana and see what level power you are on and if necessary increase it and see if the problem is still there. If it still cuts out when on the max power supply then there is a fault in the wiring. On another note I have emailed my interest to the administrators with regards to group action against the developers for plus valia and mortgage cancelation charges and also for the matter regarding the neighbours shed and so far have not had a single reply, typically only an email requesting payment of community fees! not impressed to say the least! Also question for Max or David seeing as it is now gone 2 weeks since the AGM is there anymore news with regards to the situation about SKy and the WIFI phone / broadband connection?

Hi all i was adviced to go for a large meter so the power would not be cut out when the heaters and the cooker is on if you have to change your meter it will cost you to change it.I e/mailed the company for wi/fi and they told me if we have 25% of people at don juan they could put the wif/fi in for free as long as we all pay 20 euros a month for this also my friend has had some one out and they said we could need one box on each block bye irene/peter

We have had no problems with the electricity cutting out as yet though we did not have any space heaters on. We had the water heater, oven, microwave, electric kettle, fridge freezer, TV and lights going at one time or another with no problem. Having said that there was a wiring problem with one of the lights originally which turned up on installation and was fixed by the electrician at the time, while later we discovered a wiring problem with the switch for the electric water heater which we had to get fixed.
The contract with Endesa specifies a 5.75 KW supply which should be adequate for most purposes I think. I have replaced as many light bulbs as possible with the CFL low energy types which also would help. I would recommend getting your circuit breaker board checked by an electrician before getting on to Endesa.
On another point, did anyone get a wire grill rack with the electric oven? All we have is a single tray... This message was last edited by gericom99 on 2/10/2008.

Are you sure you have a 5.75 'contrado' or this the maximum for your current installation (potencia maxima autorizado c.i.e). My contract is for 4.6 kw but I have the maximum at 5.75. My main circuit breaker is at 20A so that means I can use 20x230V (yes it's no longer 220V) = 4,6 Kw.
I can change my contract and pay more for a 25A circuit breaker and then I reach my 5.75 allowed maximum for the installation.
You can check how much your actual contracted power supply is if you have a bill from Sevillana. It's something you specify when you apply for the contract but most of you had this done by a lawyer and I assume they went for a low contract.
We have incidentally some problems ourself but that's only if everything (including dishwasher, washing machine, dryer, oven, fy pan and all lights) are on. I'm pretty sure a 4.6 KW contract would be sufficient for most 2 beds without all these appliances. In case of aircon you definitely need more.
Changing the main circuit breaker is not very expensive. It will cost you monthly though so don't over do it.
