In addition to what DavMunster said your real estate agent will be there as well (to pick up their provision!). It's not unusual that there are between nine to fifteen people present in a small office for a meeting that can easily take two hours to complete!
You will have to present and sign bank drafts as the Spanish are not  happy with electronic transfers. It can be a stressful meeting as most of it will be in Spanish and you won't have a clue about the proceedings.

Regarding water and electricity: you, your lawyer or somebody you trust have to apply  for it at the respective offices. You'll have to pay a deposit and in the case of electricity a technician has to enter your apartment to physically connect you.

After receving your keys you can have the apartement snagged and demand that they fix these snags within fifteen days. After that you'll want it cleaned before you move your furniture in. If you bought a furniture package make sure that you check that they really delivered. It's quite common that there are missing items.

There is an alternative to this rather labourious and time consuming process - if you give your solicitor power of attorney (which we have done) they can complete everything on your behalf including the utilities so that when you arrive you can start doing everything else to make the apartment habitable as soon as possible

You would need to be confident that you can trust your solicitor to do this!

Hi all

Just introduced ourselves on the new neighbours thread, and then decided to have a look on the chit chat area.  Whilst looking we saw Westport's photo of the Boss Man(23rd april) which took us a bit by surprise as we thought he was the site forman!!! when he tried to speak to us on our last visit.

Hi Jim & Joan, Welcome to the forum. That definitely is the 'boss man' as when I first met him he introduced himself as 'I am the promoter' but he does look like a foreman!

Thanks Andy for those photos it is really a boost just to see anything at all. I think everyone is just desperate for any news. We are all in limbo now just waiting for completion. I am sure it will be worth the wait. Whenever we have visited the site it has always felt the perfect location and after spending ages just wandering around we are always reluctant to leave.  However we also wont be returning to Spain again until completion.

Hi all,
The local elections are over and we have a winner. The PP (Partido Popular, the right wing party) took victory in Fuengirola so there won't be any major changes in the local government. The current mayor(ess) mrs. Esperanza Ona will have another term. Whatever your political preferences I guess this is good news for the completion of our development as it will be business as usual at the town hall.  Hopefully they will issue the license real soon now.

I find myself checking this site several times a day! I don't even wait for the e-mail notifications about new posts. Am I the only sado?

SRS the other recommended way of converting stirling to Euros and moving it to Spain is to use Moneycorp. www.moneycorp.com I used them to send some funds to my newly setup acount at Barclays Fuengirola. I transfered the Stirling to them from my UK account and it arrived in my Spanish account 3 days later. Their exchange rate was very competitive and there were no charges in Spain as the money arrived in €uros.

No you're not the only one.  I also check the site at least twice a day.  It's such a life line! Especially all of you who have been to the site and posted pictures.  We've not been over to Spain since last January (that's 2006) as we kept thinking it was only going to be a short time to completion, then got very disheartened when it dragged on. Trying not to get too excited by the prospect of completion within weeks.

 Like the both of you I check the site regularly in the hope that I’m not the last poster. As soon as that happens I’m struck with a dilemma: I want to react on new info, but if I do so I’m back where I started J

I have a very lazy lawyer and whatever I do they just come up new excuses. They claim that the guy at the mortgage bank is very hard to reach, so I called them myself and had of course no trouble at all reaching him. Letters never reach me or only after I enquire about them knowing they exist thanks to this forum. As an example they never sent me the letter from Arrohabitatge (dated june 21) so I enquired about it. Yesterday she finally came up with a surprising and very creative excuse:

I have contact with the bank and the promoter every week and if it is true what they have promised me we are the first ones to sign the title deed.
I have received the second letter short time ago and they said to me that shortly they are going to say what day we are going to sign, I was waiting to be able to call and give you the good news, but it has not been possible.

Now isn’t that nice of her. Contact every week and never a word about delays, disputes over a road or troubles with the License. And holding back those disturbing letters until she had some good news as well! Great service. And yet, this is typical Spanish. Perla isn’t the only one over here who prefers bringing good news over bad even if you have to stretch reality quite a bit for it.

1st thing in the morning and last thing at night + a couple of times in between in the hope that i hear that the man from del monte has said yes! I wonder what type of mental state that I would be in if we didnt have message boards sharing info like this, i think that I would have probably ended up in a Spanish prison for throwing a brick through the developers window!

Anyway, I am forever optomistic and have just booked a flight for the 16th September and hope to have keys to my new apartment  by this date if not I will be sleeping on the beach! :-)

Yes we are the same checking the site several times a day, its a great source of information. Sorry we don't have any great information but not living there and our solicitor never contacts us.

We went for a loan with Bankinter a spanish bank last November and they are still dragging there heels and we still have not got the loan due to all there staff leaving and them putting us in contact with new staff every week, They are now looking for an updated set of books and we are both self employed so its not possible till tax year ends at the end of Oct, I am very close to telling them to stuff it and get our loan here in Ireland. Dose anyone know the advantages of getting the loan in Spain or dose it make any difference which country you get the loan in. I am sick of this bank now. They done a valuation last week and said the apartment was worth 234,000. did anyone else get this valuation we are in a two bed on the ground floor.

We have a good contact regarding a euro mortgage if you need it , through NatWest in Gibralter.Let me know if you or anyone else needs his contact details.

 I'm not happy about adding them to a forum.

The best thing I found was he actualy phones and e mails you when he said he would Amazing !!

Naturally he is not Spanish !

Hi,

We (more correct me), are looking at this site every day to see if all you phase 1 buyers have reached a solution with your properties, and if Max and the other semi-recidences have any interesting news or new photos (it dosn't matter what, just something new :o).

And I also belive that this forum will have a positive impact on our future community. And I'm sure that we for many years to come will have a lot to talk about and hopefully also laugh about.

We will come down to visit the "urbanisation" in september and I hope that we will be able to meet some of you in your new home/holliday-home.

The main advantage of getting a mortgage in Spain as I understand it is the fact that the outstanding mortgage amount is deducted from the value of your apartment for inheritance tax purposes resulting in a lower liability.  The interest rates quoted may not be much different from those quoted here in Ireland.  However Spanish banks charge a  negotiation  fee probably 1% at least, also you have additional (steep, I think, ) fees to pay at the notary/registry.  Therefore it seems to me you could be better off getting a mortgage in Ireland where there is no negotiation fee and taking out extra life assurance cover to provide for potential inheritance tax.

Hi Eoin,

Why dont you go with the developers mortgage. I think for once we have a good deal. Its 0.75% over the euribor rate over 15 years. I suppose it comes down to affordability as the payments will be a lot higher over 15 years than 25. Also there will be no setup fees unlike going to a new mortgage provider, costing €2,000-€3,000 . I have also posted some info on the "Mortgage" post. Hope this helps.

Thanks for the new pictures, it's nice to see that the buildings are still standing and that they actually have made a functional solution with the new access road.

Can you inform me on what time of the day picture no. 3 from the 9th of August was taken? Please specify Time zone :o)

1) Does anyone know if we can change any of the bye-laws set up for the community for the first year.

2) Does anyone have any information for when the first community meeting will be, and why would we have one if the developer has already nominated someone to run the community for the first year.

3) Does anyone have any further information on putting up sky dishes. Will it be a big block one, or can we put one on our terraces/balconies.

4) Are the apartments wired for a community dish.

5) With so many nationalities buying on Don Juan, if its a community dish, is it still possible for some of us to get UK Sky satellite, and others still get French, Spanish, Dutch satellite etc without having to put up extra dishes.

Hi All,

Just got back from Spain last night, We went up to Don Juan Three times and we were very impressed the place looks great. Except the only one thing we saw wrong was that none of the bars or rails were galvanized meaning if they are not treated they will all rust in  very short time.  We met Perla last Tue and she showed us our apartment and said that they had got the licence verbally last Friday and they were waiting for it in writing, I don't know if this is true but she seemed to be excited. Its very depressing to be home to the bad weather here in Ireland. I wish I was back there.

Also we did all the furniture shopping.

Gericom, Westport Eion and now me - this is becoming a bit of an Irish thread! Normally by this time in the week we have heard that the licence is issued only to discover at the beginning of the next week it isn't. So I am not sure but let's hope no news is good news!

Westport I don't know the answers to your questions 1-4 but if we can put up 1 big dish per block provided it is pointing in the right direction it can pick up the signals from various satelites.

In the absence of any other news I was going to mention the football but I thought I'd better not - I don't want to upset our new English neighbours before I've even met them.
