Hi everyone please could we all meet up at the calypso bar on the 18 sept as i can not make 17 sept and some people only arrive on 16 sept lets say 8 pm to 8.30 thanks ps its seem most of us are in block 8 who are coming out in sept so it will be great to meet everyone from don juan thanks irene/peter

Hi everyone sorry to be trying to change the day we meet up but jim and joan go home on the 18 sept so it looks like 17 sept is best for everyone but me, and wichmann goes home on the 17 sept .I am ringing joan and jim tonight and will meet them before 17 sept but could every one else meet on 16 or 18 sept. I have sent a email to sonia el to see if she can make 16 sept from 8pm thank you irene/peter

Hi Everyone!
Yes we can make September 16th. Sorry for the delay in responding I had to check our plans. Still not booked any accommodation. Has anyone got any recommendations? We've stayed in grotty (Veramar) and nice (Beatrix Palace). Were thinking about an apartment or reasonably priced place that we can pay for when we're not there as we'll be going over to Tangier for a couple of days and will want to leave most of our luggage in Spain. If not I'll just trawl the internet.
Is this true about the licence???

Hi Sonia El,
We've stayed in the Las Rampas, very Spanish, very central but poor pool.
The Las Palmeras is very central, right on the front overlooking the marina, reasonably priced for a 4*.
PYR rooms designed for small groups, especially golfers, with small kitchen area, nice pool, also very central overlooking the marina.

Hi Sonia El, Try Confortel in Paseo Maritimo Fuengirola its a very clean modern (only a couple of years old) with a high standard hotel not far from DJ and reasonably priced. I stayed there last year and was impressed.

Hi All,
We had 2 good nights out on the 27th and 29th August at the Calypso bar. Very funny. Looking forward to meeting you all again (Mozza, Janmet, Max and Gande ) and others in future. We are still here till Wednesday. Might complete whilst here(and pigs will fly). Sonia El, the Gardenia Park Hotel is good, you have a choice of half board & all Inclusive, its on the beach, a 2 minutes walk from the Calypso bar, and 10 minute walk from Don Juan. A few of us members have stayed there. Its very good value.

I was originally told that the community fees would be around €70 per month. I think they are usually paid on a quarterly basis by setting up a standing order from your bank. This is probably the best way to do it as the community suffers if the fees are not paid on time. I have seen talk on other forums of problems with owners who fail to pay or are constantly in arrears and one method used by some communities is to offer a discount to those who pay on time.
I think there is a clause in the purchase contract which mentions a payment of €300 " for the putting into operation of the community of the building, and the vendor is authorised to contract on behalf of the community,for such time as may be necessary, the services required for the putting into operation of the building, including the insurance policy covering the fire hazards of the building. The purchasing party undertakes to pay at time of delivery of keys, the percentage of the premium corresponding to the putting into operation of the community of owners of the Residential Development Don Juan."
It is also a condition of the contract that the purchaser pays the Plusvalia Municipal tax i.e. a tax on the increase in value of lands of Urban Nature.
P.S. I should say that the figure of €70 per month was for a 2 bed apartment only - I believe that the amount is proportional to your area in sq. metres and possibly which floor you are on, thus a penthouse for example will have a higher charge. The information re €70 came from Perla herself!

You're right as always. If there was a star system for most informative posts instead of honouring the number of posts you would be a 'penthouse' by now.
The monthly amount will be adjusted as soon as it's clear what the real running costs of the community are. This will require a majority vote on the communal meeting.
We had another look at the site today. The gardener was busy trimming the grass but the swimming pools are still dirty. The roadblocks are gone; most railings got a new layer of paint and there was some last moment work going on in our garage.
The site really looks well, but there are a lot of snags which the community will have to fix or report.

Hi All'
The only thing I would add is to treat the estimate of 70€ per month with caution. I have a friend with a similar property nearby who pays 115€ per month. As many of us have discovered Estate Agents will often give incorrect information if they think it will get them a sale!

No, the road by the railway is still under dispute. It's open, but doesn't exist for the bureacrats. The road at the back however is opened and funny enough even has all sort of signs warning for crossing pedestrians etc. Chances are slim that there will be people walking as these hills are steep and it's at least a few kilometers to the A7.
Gericom, it's easy for me as I live in the area, have a commercial interest through our property management company and have a nosey nature. The only extra effort is reporting it here for all those people who eager for news. I'm glad helping people out so that's hardly a real effort. Having to write it up in English instead of my native tongue is the most challenging part.
